Since unfortunately we have not come across a desired purchase property, we are considering building. Due to the faster completion, a prefabricated house.
You won’t move into a conventional prefab house significantly faster than into a conventionally built house; a widespread misconception.
The reason is quite simple – a prefab house provider also needs the building permit free of conditions. Only when this is granted does he begin the production of the prefab house to be delivered. The conventional provider has the static calculations done at this time (which are preceded by the soil survey) and can then start construction. At about the same time as the closed shell of the conventional provider, the prefab house is erected; always assuming the slab is already in place. As far as the interior finishing of both variants is concerned, there is little difference; usually depending on the equipment, they require a good 3 months. What is fast with a prefab house is purely the erection of the building, but that really goes quickly
Our budget is 380k, with about 130k going for the land. We are also no craftsmen and professionally have no time for own work. Now you and here are making us a bit afraid that our financial framework might not be enough.

remaining 180/185k EUR for the single-family house. That means for you that you can plan a detached single-family house/KfW 70 of max. 120 sqm/living space on a slab
