Maybe if you build with a cheap provider and choose the cheapest of the cheap for the interior fittings and the "garden" consists of a few packets of grass seeds.

Should the fitted kitchen also be included in the 200k?

I would never take a semi-detached house, rather an extra detached house. Reason: Trouble with neighbors programmed; lower resale price if the neighbor is an a**hole.

116m² "net floor area" (living space is even a bit less!) but it does not meet the requirement of 140m²... And the garden is probably not included in the offer either...

Since unfortunately we haven’t found a desired property to buy, we are considering building. Due to the faster completion, a prefabricated house. Our budget is 380k, of which about 130k will go toward the plot of land. We are also not handy and don’t have time for doing work ourselves due to our jobs. Now you are making us a bit worried that our financial framework might not be sufficient.

Of course, it depends on your ideas and what should be included in the price. 380T€ less land 130T€ less incidental construction costs 35-40T€ less outdoor facilities 15T€ less garage??? less kitchen??? less material own work = budget for the turnkey house

The idea that a prefab house is finished faster than a solid house is a misconception. It just suddenly stands there. However, production also takes a certain amount of time. Just skim through the forum and you will find many useful pieces of information.

You won’t move into a conventional prefab house significantly faster than into a conventionally built house; a widespread misconception.
The reason is quite simple – a prefab house provider also needs the building permit free of conditions. Only when this is granted does he begin the production of the prefab house to be delivered. The conventional provider has the static calculations done at this time (which are preceded by the soil survey) and can then start construction. At about the same time as the closed shell of the conventional provider, the prefab house is erected; always assuming the slab is already in place. As far as the interior finishing of both variants is concerned, there is little difference; usually depending on the equipment, they require a good 3 months. What is fast with a prefab house is purely the erection of the building, but that really goes quickly

Land – 130k EUR
Additional construction costs – 35-40k EUR
Painting/flooring – 15k EUR
Outdoor facilities – 15k EUR

remaining 180/185k EUR for the single-family house. That means for you that you can plan a detached single-family house/KfW 70 of max. 120 sqm/living space on a slab
