Unpredictability of construction costs - Will the project fail because of it?

I think the idea itself is good. But would you want to build the house like that? The granny flat isn’t the only thing that’s problematic here.

It’s not supposed to be built for me. And from the builders I got the impression that, apart from the fear it would turn out too expensive for them, they liked it. So actually, up until just now I would have answered: from the point of view that it doesn’t have to be to my taste, it is okay in the mid-range compared to what the average builder usually likes. But it’s good that you asked again: I just took another look at the floor plans — with the result that the headroom of the stairs from the basement to the ground floor becomes questionable in the incongruity area of the landings (I didn’t count whether it’s just “watch out!” or already “ouch!”). So: “first, second, and then ... detention!” :) With the basement being raised by one and a half steps, the stairs would have to be revised anyway ...

Judging floor plans is not always so easy; there are often reasons why certain things are the way they are.
I also often see floor plans with 12 sqm children’s rooms and 30 sqm hallways on the upper floor. For me, an absolute design failure; for others, the idea of their dream house. It's a matter of taste and also depends greatly on the local circumstances.

The height of the basement stairs is of course a mistake by the draftsman that should not have happened again. Honestly, I never noticed that. But I’m just an average owner.

But since the house will not be built like this, it is now irrelevant.

I've now waded through the 32 pages... I think almost everything that could go wrong did go wrong... But I believe you can still find a decent general contractor who, for example, would build in Wellnarad in spring 23... You already have a floor plan that you like... I wouldn't hastily terminate the loan agreement with the good conditions...

From which town was your general contractor?

But at what price then? The loan agreement has not been terminated yet, so it could definitely go on. Since the apartment we had considered is no longer an option, continuing is now again the biggest option. However, the interest-free period for the loan ends in February. From Dipesrad ;)

Aren’t you actually the one I was supposed to email about the general contractor? If yes, sorry, I forgot amidst all the trouble and chaos. But maybe you already know it yourself by now.
