Hello!
First of all: I don’t see any major mistakes on your part! I also don’t understand why a construction company would plan living space under 2.40 m and with too little window area. For example, we only recently read that you need a second escape route and our windows in the attic are not suitable for that. So actually, like in your case, they are not permitted as living space. How is a layperson supposed to know all that?
I don’t find the construction company likeable and maybe demolition is the right decision. Definitely talk to the bank as well.
Overall, you can still afford a house with your budget! Whether it is enough for a double garage and other luxuries is very questionable. The earthworks, drainage, and foundations for the garage still need to be added.
My two options would be: 1. Continue building with the plan, then with 1 kfw subsidy. Do not finish the entire basement at first. Do without the garage. Leave out any other luxuries.
2. Discard the plan and put the bedrooms, etc., in the basement and try to save an entire floor that way. But then some sunk costs and the money from the Kfw subsidy will be lost.
From my point of view, option 2 would have been best to plan, but at the current stage I would choose option 1. You really have a reasonable budget that should make a house possible.
