I’m with you. We haven’t gotten as far with the bank yet, but we were also way too naïve. "Damage" around 4000 euros. I’m looking forward and booking it as "tuition fees". Already have contact with a new general contractor. He has built a lot here in recent years. I’m already in contact with a family who is currently in the last weeks of construction with the company. On Sunday there is a meeting and then we’ll get a feel for things.

I think you and we now know that contracts / terms and conditions / general contractor and everything around it should be examined more carefully. I believe I will also treat myself to a short legal consultation to review the contracts for a few hundred euros next time…

Wipe your mouth, carry on – who knows what "later" will bring again ;)

Also a good idea to generate the missing capital & income through ETFs that provide a quasi guaranteed return..

But ultimately, it is probably the understandable fear that his second project (which in my opinion was more expensive) would run similarly to many things currently being reported. Because if the financing at the highest price during the lowest interest rate phase was already very tight, a demand for additional funds during the construction phase of just 10% - €80,000? would probably already be an issue..
