It is important to us that it meets our requirements.

It isn’t yet. As written in the other post, it concerns a construction area that is concretely planned, but we still have to apply for it. So there is still some time left.

By the way, we looked at the Flair 124 and were very impressed by it. The Flair 134 would definitely be an option. With our modifications of roller blinds and underfloor heating in the bathrooms, that comes to €175,140 including earthworks and foundation slab. I will write more about it later.

That is exactly what I meant: to correspond to a common denominator, which is hardly noticeable in the diversity of your examples. The gallery of examples appears quite haphazardly assorted.

Somehow, I am wondering how the 280 TEUR is supposed to be sufficient. Is that the budget for everything? So including the land, additional acquisition costs, and ancillary construction costs?

What do you pay for a square meter of land that you might like?

Are they really that different? I’m not that aware of it. What we currently have in mind is at least quite similar to the previous floor plan?

An additional requirement has been added: a vestibule. One reason why the floor plans are not cohesive is that there are two people with quite different tastes involved. One finds the vestibule unnecessary, the other essential. Another reason is that developing floor plans is a process in which we keep learning. Otherwise, we would implement one of the proposed floor plans for the ground floor. Possibly the master bedroom could be downstairs or alternatively a guest room. Regarding the upper floor plan, we want to keep the walls as they are. But the middle room upstairs could become a children's room, as well as the guest and master bedroom. The fact that the rooms are quite different bothers us here, but otherwise it is functionally what we are looking for.

The point is supposed to be that the rooms upstairs are rather functional and that communal life takes place in the central room. Or what are you getting at?

It should be around €150/m². Whether that's accurate is a good question.

Here’s my calculation, which you are welcome to correct. The house with the extras we want (roller shutters and underfloor heating in the bathroom) costs €175,000. The plot costs €50,000. So together €225,000. 10% additional construction costs make €247,500. A double carport costs €13,400 at Town & Country. Then another €15,000 for the driveway, garden, hedge, and so on. That brings us to €275,900. The fitted kitchen then makes €282,900. Which items have I forgotten?

€280,000 is the target sum we are aiming for. The loan we were offered applies to a sum of €297,000. More is possible within the scope of our income, but I would like to avoid that.
