Unpredictability of construction costs - Will the project fail because of it?

To calm you down, I too, for example, have put my investment project for my family's retirement provision amounting to about 1.2 million (2x2DHH) on hold for now because the tolerance in the calculation has become too high. We will wait for the market situation until the end of autumn and then make the final decision. You didn't really have this time buffer, but neither you nor anyone else can be blamed for that. At the moment, there aren't even Poroton bricks or steel available for building, so that makes it unnecessary.

Is it even possible now to find a general contractor who still starts this year, can maintain our planned price from February, and guarantee it for the construction period? Rather unlikely..

Only calms me down to a limited extent :D That is an incredible amount for us.

That may be, but I would have tried it first. Maybe not at that price, but perhaps still acceptable, with some cuts to the house. You would have been out of the loan in a week just the same. But it's your decision, I don't want to judge it either, I just find it a bit rushed.

I wanted to say something similar to your bank advisor. You are by no means alone in this -currently- miserable situation.

That is of course true. I have to say, the loan has not been officially terminated yet, we still have to send a letter. Changing plans is out of the question for my husband and possibly we would have a condominium as an alternative at short notice. With garden, garage, underfloor heating, fireplace, LA, better infrastructure in the town, 60km shorter commute per day for both of us, we only need to take out a €170,000 loan and would thus have a much more relaxed financial future. I think that should definitely be considered before plunging again into the adventure of building yourself where you have no idea about it.
