Yes, we may have calculated more cautiously because everyone warns that it always gets more expensive. And because the garage is currently on hold.
We have actually included the ancillary costs of purchasing the property in the ancillary construction costs (notary, land registry entry), otherwise soil survey, surveying, construction power and water, insurances, foundation buffer, and the connections up to the property rather generously, because this cannot yet be calculated exactly.
Overall, we already have a fairly concrete cost calculation in Excel form. To make this more precise again soon, there are appointments this week with the kitchen and staircase builders and for the flooring.
So you mean we should consider snapping up the 10 sqm for 17k ... :) Then at least 5 sqm could be used to arrange the dining area more comfortably and we would probably still forgo the covered entrance and add the corner to the utility room, which would probably make another 4-5 sqm. But maybe someone has an idea where the front door could / should be placed then or if access to the utility room would still go through the kitchen, e.g. to the drinks crate, or rather from the entrance / hallway area?
