I find example 1 from #52 by you quite close to the one favored by the OP and would start from there. The question about the open staircase that I raise is that _open_ means quite a lot: open at the top, open at the bottom, open without risers... would have to say something about that :)

I would be interested in that too. Here is another example of a landing, although without a dressing room but with a pantry and laundry room.

I don't want to be a spoilsport, but I think I speak for when I say that here the desire for a freestanding tub and dressing room plays more of a role than other wishes ;)

Oh really? I hadn't noticed that. I'll summarize: Freestanding bathtub No spiral staircase Seating window in a flat-roof dormer Dressing room Office Open staircase (which still needs to be defined) Guest toilet with shower These are all wishes that enlarge the floor plan. But the original poster wants to build 10 sqm less. Somewhere the red pen will have to cut something.
