Suggestions for the floor plan of a single-family house about 175 sqm, gable roof house

I wouldn't say too early. Because only dealing with the kitchen when the floor plan is already (almost) final can lead to disappointments in kitchen planning. You don't necessarily have to start your own thread yet, but I already consider it sensible to basically deal with it now.

It is still far from almost and even further from final. It has already been mentioned that this kitchen is already tight for an island, and with this house size the kitchen area will also be somewhat larger than townhouse level… I am very confident about that. At the beginning of a floor plan is the staircase. This indicates the direction of a floor plan. And here it is practically already erased ;)

My feeling at the moment is that it is not yet worth planning a kitchen.

Our space requirement is about 165-170 sqm.
Ground floor: Kitchen 15, Living room 36-40, Hallway 12-15, Utility room 12, Guest WC 3 = 78-85 sqm
Upper floor: Bedroom 13, 2 children's rooms each 16, Dressing room 9, Bathroom 14 + Corridor = approx. 75 sqm
+ Office 10 sqm (maybe rather upstairs?)

Dormer + window seat would be great. Where do I start? Upstairs? With the staircase on the ground floor? What is important to me about the staircase is only that I don’t fall right at the door and that the steps remain the same width. I have some problems with winding staircases that get narrower inward. I would need a push in the right direction.

I rummaged a bit through my "floor plan templates" for some inspiration. The examples are really meant to be just suggestions. I rotated and mirrored all examples as I would basically orient them on your property. Garages, which are partially visible, just ignore for now. Also please ignore the north arrows.

Dormers could probably still be planned ;)

Examples 1 and 3 are clearly rectangular .. given the width of your property, that could actually be used quite well.

Your current site plan with the current draft:


Example 1 - approx. 150 sqm - window seat on the upper floor in the hallway, where there is currently a closet drawn without a window. For this reason, possibly no hallway window at the top of the plan, but storage instead. The technical room on the ground floor is very small here; the washing machine is planned on the upper floor in front of the bathroom, together with storage.

Example 2 - approx. 150 sqm .. was once an adapted example of another draft here in the forum. Had a knee wall, but of course conceivable with 2 sloping roofs, window seat facing south on the upper floor instead of closet storage.

By the way, dormer ... I just wanted to look at views, but there are none in post 1 ... meanwhile, I noticed that this dormer is planned as a projecting box on the upper floor.

Do you have one or two views of it ... I have absolutely no idea at the moment.

If the upper floor is not extremely complicated, I always start with the living room, kitchen, and dining room. In my opinion, these are the most important rooms—they take precedence over all others and should have the best orientation and position on the ground floor. Then I build the rest around them. With a little experience, you already know where the stairs can be and where not, so that it also works on the upper floor.

Here is an example of a landing with a children's bathroom—appropriate for 4 people. The guest WC on the ground floor also includes a shower—I would leave that out for now. But you could reserve the space for later—then theoretically a separation into 2 living sections (upstairs / downstairs) would be conceivable.




Excluding any spiral stairs also makes things tricky. But okay. ;)
