Floor plan 170m2 - Laundry room too small? Suggestions for improvement?

That is very small. Even if you manage to fit the appliances in, the ergonomics for the person doing the laundry will suffer.
Just draw it out and on a Sunday, mark it 1:1 on the street, a parking space, or somewhere else and try it out in person.


The guest / old bedroom can be rotated 90 degrees, which creates some space, allows moving the entrance to the top of the plan, and thus slightly enlarges the utility room. Additionally, as suggested by , shift the stairs and small bathroom slightly to the left. Adding 30-40cm on each side already makes a difference.

Our utility room is also quite small at 8.36 m². The large air-water heat pump with integrated controlled residential ventilation had to fit in there. It is already about 1.2m x 1.6m in size. Added to that are the electrical box, washing machine and dryer tower, freezer, and a small 9U server cabinet. I then built a shelf above the entire room height around the water filtration system of the air-water heat pump. The drying rack just barely fits. So the next utility room will be bigger!

In your case, can you possibly use the space under the stairs? It's not much, but maybe a few things could fit there? However, the stairs would probably have to be rotated for that?!

The thought also occurred to me, mirrored stair entry. And let the utility room extend under the stairs so that the dryer and washing machine would fit in the niche (then they wouldn't be at ergonomic height but on the floor). Visually, the staircase would look "built over."

Oh, stop it. Controlled residential ventilation will handle that? There’s supply air... don’t bring moisture into the room.
Again: Staircase and small room over to the chimney, remove the kitchen wall stub and arrange the kitchen furniture turned around. Mirror the staircase. Adjust the children's rooms upstairs.
