No, you really didn’t understand it. I don’t really mean my explanations, but the fundamental issue.
There is a lack of planning basics here.

It is still too "small".
Sorry, but it doesn’t work that way. You have neither training nor real planning understanding. Operating a program is simply not enough.
One tip, just one that is needed: it’s the stairs! And the ground floor is also crap, but that has already been said.

Can one also criticize a little less harshly.

I would look more at finished floor plans. Take a look at [Flair 130]. It has functional floor plans for your needs.

You definitely cannot extend the stairs from the upper floor to the attic so far that you can still place the door to the storage room there. At least 4 to 5 steps are overbuilt, so you are already at a height of 80 cm and as a 170 cm person you will hit the ceiling when going up. It is even worse when going down; here is an example where only 3 steps are overbuilt.

Stairs should generally always be arranged one above the other. With your second stair position, you lose at least 4 sqm with the stairs and the landing area in front.

The kitchen is really not very big... I would probably rather move washing machine, etc. to the upper floor and make the utility room smaller.

Is the attic supposed to serve more as a guest room for your sleeping guests? Then the WC with shower on the ground floor is in the wrong place. Actually, a WC would be enough on the ground floor, and instead a small bathroom in the attic would be preferable.

The annoying thing is that Jan is going around in circles and not really making progress. In the end, you are right: it is a standard house, of which there are plenty suitable ones to be found on the internet.

The OP is getting sidetracked here with the 2nd staircase in the attic and the in my opinion oversized technical room. The solution for the former is raising the roof pitch to 40° to be able to create usable rooms in the attic. The staircase can then be positioned above the other one. The layout of the rest corresponds - as already mentioned by Yvonne - to a standard floor plan, where the selection available online should be sufficient to find something appealing. However, questions about nonsensical things like the closet in the extra hallway upstairs have not been addressed so far. No input, no output.

Hello everyone,

thanks again for your feedback. I have particularly dealt with the following points of criticism in order to hopefully leave the wrong path we have taken:

    [*]Reduction of the technical room
    [*]Stairs to the attic

Topic attic: Variant 1 would be to increase the roof pitch from 30 to 45 degrees in order to make the attic truly usable, as pointed out. This is also possible according to the development plan (max. pitch 45 degrees, max. eaves height 11m). What additional costs this entails, I cannot currently estimate. As an alternative, the roof pitch remains at 30 degrees and the attic is not converted, but only used as storage space with an attic ladder.

Topic standard floor plans: I think many floor plans only fit at first glance. We have the situation that we have to build directly on the sidewalk, so among other things the following criteria are decisive:

    [*]Entrance on the side
    [*]no living rooms on the street side on the ground floor
    [*]orientation of children's room, office, kitchen & living room preferably to the south or west (lots of light incidence)

With the Schwarzwald show house from Baufritz, I have actually found only one floor plan that meets the above criteria and I have largely oriented myself to this one. If you know other floor plans that meet the above criteria, I would be happy about suggestions.

Regarding the new design, I currently find the following points not ideal:

    [*]Door to the utility room directly at the living room. One idea was to move the storage room under the stairs 1 m to the back and then realize the utility room entrance sideways under the stairs. I would be interested in your opinion on this.
    [*]The children's room and office upstairs are now larger and in my opinion significantly more attractive, but at the expense of the second workspace. Do you have ideas on how another workspace/corner can still be integrated into the floor plan (provided the attic expansion cannot be realized!) Or am I just wanting too much?!
    [*]Bathroom upstairs: The distance between the sink and the bathtub is only 70 cm. Does anyone have practical experience with this? Does it work or is it rather not recommended?
