I agree with Katja: these are all very high-priced staircase designs… don’t get me wrong, I think they’re all great. But that’s basically the icing on the cake of luxury fittings, which requires even more square meters to make them effective. Maybe just recognize the advantageous basics of a staircase????

Ok, I understand. That these stairs are among the more expensive ones was already known. But whether they are closer to 10k or over 15k, I don't know. We have initially budgeted about 10-12k for the stairs. Which doesn't mean they can't also be simpler.

We will filter out all the many infos once again and see if and how we can get the best out of it.

Then that roughly fits. As a reader, it is hard to understand why, if money is tight everywhere, it is not invested more in additional space. I have to ask again, sorry if I missed it. You have 600k for the garage, house, and ancillary costs. How are these divided? With this floor plan, you are roughly at 11.60m x 8.40m x 80% (due to the walls) at 156 sqm x 3000 = 468K. If you go to 11.6 x 9.4, you come to about 523K with the same calculation, with the difference that the situation in the living area and kitchen immediately relaxes. 80K for garage and ancillary costs – is that not enough?

The garage could also be built later, or not at all. My priority would be the house for the people and not the house for the car. If the budget is tight, you could also leave a bathroom in shell condition (my brother did that, 3 years with only one bathroom and the door was closed). The space in the house is more important and cannot be changed later.

The total budget currently is 600k (excluding land) and is allocated as follows:
- 470k house (that’s how it was calculated)
- 30k buffer
- 50k incidental construction costs
- 50k kitchen/external facilities

The garage would cost an additional 50k. We would include this in the building permit application but probably build it later, maybe only a carport. 10 sqm more living space was offered to us for 17k EUR.

Then it would be interesting to know what is included in the incidental construction costs if the outdoor facilities are already listed with the kitchen. We mainly had fees there. These were considerable but not 50K. Otherwise, prevention is of course better than kicking yourself. Maybe you should have your financial statement made much more precise soon. What would be really stupid is if you have 40K left over afterwards and the dining area is actually too small.
