I have to ask again, sorry if I missed it. You have 600k for garage, house, and incidental costs. How are they divided? With this floor plan, you roughly have 11.60m x 8.40m x 80% (because of the walls) at 156 sqm x 3000 = 468K. If you go to 11.6 x 9.4, you come to about 523K with the same calculation, with the difference that the location of the living area and kitchen immediately relaxes. 80K for garage and incidental costs – isn’t that enough?
The total budget currently is 600k (excluding land) and is allocated as follows:
- 470k house (that’s how it was calculated)
- 30k buffer
- 50k incidental construction costs
- 50k kitchen/external facilities
The garage would cost an additional 50k. We would include this in the building permit application but probably build it later, maybe only a carport. 10 sqm more living space was offered to us for 17k EUR.
