To lend you some expertise, you are here after all. One minute passes at different speeds waiting for Santa Claus or in front of a toilet door – it is similar with centimeters. The "one and only right wish" probably isn't that the reading bay window creates a visible protrusion from the outside??? The "own[ I ]performance[ /I ]" probably means more an "own[ I ]contracting out[ /I ] at an indefinite future date."

I'm afraid it is. Basically, nothing else matters, only the bird's nest up there in form and design is the must-have the builders want to treat themselves to. I think that's okay, as long as later there's no sorrow over the cramped dining table and the narrow WC door. The measurements downstairs are just below the limit, and if the table stays there, it's constantly in the way. Also, the undersized sofa, which is limited by the patio door, is only semi-relaxing. It’s tight everywhere but nowhere really.

Yes exactly. In the worst case, you just rearrange the utility room and install the laundry chute, leave everything else as it is, and end up with a house that is "okayer" than many others, enjoy the improvements since the thread started in your reading chair, and let the good Lord be a good man - of course, after having consulted a knowledgeable companion from the foundation grounding to the last tile. Then I will exceptionally even give my blessing to the botchers :)

Many thanks already for your great tips! Regarding the stairs, we have an appointment with the stair builder next week because we want to take that trade out and contract it ourselves. They should be able to give us advice on that too?! Maybe we can even test something in their showroom. The raw construction height on the ground floor should be about 2.77 m.

As for the dimensions of the dining table and couch, I probably should have measured. Shame on me. I think I gave the architect a size of 200x100 cm for the dining table and a couch at least 2.90 m wide. Would that relax the dining area a bit? However, a solution has to be found for the couch.

No, it might be commissioned later on. :) Just as described by . Yes, the thing with the reading bay… At first, the house was about 170 sqm, which of course made everything somewhat more spacious. But like many others, we had to start somewhere and cut costs for now. And reduction of space was naturally effective. After the last draft, I let go of many specifications, but I couldn’t hide this last wish from the architect anymore. :cool:

If I see that correctly, you have 2.82 m of wall space for the couch, so it’s not much less than you specified. For me, that would be a bit too little for 4 people. Basically, you calculate a dining table with a depth of 90 to 100 cm and 60 cm per person. So your specification of 200x100 cm was not wrong. I would plan at least 80 cm of clearance space because of the stairs and the glass door, maybe even a bit more; then you get to 360x260. Then the dining area fits, right? :)

We based the couch dimensions on the current one. Yes, it's not huge and the kids are still small... :cool:

By the way, this is what the dining area / staircase looked like before planning the optional glass door. Should we perhaps do without the latter in favor of more space?

The attachment quality is currently poor, I could only quickly crop it. The external dimensions are at least identical. If desired or necessary, I will try again later with better quality.
