Find a spot in the garden or somewhere else and mark out the dimensions of the entrance area of the future living room.
And then clarify with the architect the stairs regarding length and rise and run or tread depth. Finished ceiling height should be around 248 cm for you – right? The tread depth is currently estimated at about 26 cm with a stair length of 370 cm, which is basically sufficient, but it should be checked if it is comfortable enough for you.
Many thanks already for your great tips! Regarding the stairs, we have an appointment with the stair builder next week because we want to take that trade out and contract it ourselves. They should be able to give us advice on that too?! Maybe we can even test something in their showroom. The raw construction height on the ground floor should be about 2.77 m.
As for the dimensions of the dining table and couch, I probably should have measured. Shame on me. I think I gave the architect a size of 200x100 cm for the dining table and a couch at least 2.90 m wide. Would that relax the dining area a bit? However, a solution has to be found for the couch.

No, it might be commissioned later on. :) Just as described by . Yes, the thing with the reading bay… At first, the house was about 170 sqm, which of course made everything somewhat more spacious. But like many others, we had to start somewhere and cut costs for now. And reduction of space was naturally effective. After the last draft, I let go of many specifications, but I couldn’t hide this last wish from the architect anymore. :cool:
