The garage is too long for a boundary development -> Max. 9x6 meters. For that, the house is at least 1 meter too short if you cannot do without the guest room.

A general contractor must not let that happen.
The front view would also have to look "borderline."

In the end, a standard design will come out of Viebrockhaus or Heinz von Heiden, which is not bad at all. At least they are mature in many aspects, where this design falters, if you disregard all the general contractor errors.

Okay, the floor plan, we and the general contractor have now really had our work cut out. Let's see how we can best implement the last 5 pages now. The only requirement on our part is that the utility room is next to the kitchen and the kitchen adjoins the living/dining area. There will certainly be a few good solutions that we will now take a look at. I would be interested in a floor plan from you based on your suggestions. Do you have something for us?

We want a gable in the front for aesthetic reasons. Certainly, the garage being almost adjacent there is not optimal. Regardless, my question would be how we could better use the gable on the upper floor. Unfortunately, it always extends over the staircase. We didn't find the solution bad to use the gable partly for the bedroom. The protruding right window would then bring light into the otherwise closed hallway.



What is so bad about the layout? Now, independent of the arrangement of doors and windows. There is certainly need for action there. If you can get from the utility room to the hallway and not into the kitchen, that would already be significantly better.

No, the stairs reach the upper floor even without the gable. Because where they are, there is a hole... so you wouldn’t even get to the windows of the gable. That’s why, in my opinion, the best use of the gable is for things that require height, which is otherwise lacking under the slopes. For example, for wardrobes or even for part of the bathroom where you want to stand upright in front of the mirror. Of course, it’s also a question of whether the gable should definitely face the street or not. There are endless floor plans. But your information is far too sparse for a recommendation. In any case, I only have this one PDF. I see nothing about the plot, etc. There is a pinned post in the forum with a questionnaire that has not yet been filled out, as far as I know:

What do you not like? Why? Currently the utility room is too small and the bathroom on the ground floor is still squeezed in. Front view of the house (lack of symmetry)
Price estimate according to architect/planner: Not available yet.
Personal price limit for the house, including equipment: €250,000
Preferred heating technology: After extensive research currently gas with underfloor heating and solar thermal.

Why did the design turn out the way it is now? - The planner simply implemented our template 1:1.

What makes it particularly good or bad in your eyes? We only had one meeting with the current general contractor. The design from him was free and the first draft. The impression in the first meeting was excellent.
