There is no peace anywhere. I don’t exactly live in a traffic-calmed area either, but to place a house so shady, it needs a few more cars and tractors. We even sleep with the window open. At least you don’t oversleep then. From about 6 o’clock traffic increases and the first car doors slam. From 6 pm it gets quieter, not much happens at night, occasionally someone withdraws money, Saturday noon and Sundays, unless there is church, it’s quiet.

I don’t worry about the interior spaces. But if I have sun in the garden/terrace but traffic noise, I haven’t really gained anything.

Resolution too poor. Can you build on the entire plot with the house? Or are there any building lines or boundaries? 25x20 = 500m² <> 600m² from #1. Don’t you know your plot?

As already written in #1, there is no development plan. A 3-meter distance to the boundary applies, but the garage can be built on the boundary.

As I said, I do not live in a traffic-calmed area. Over 8000 vehicles per week, right on the main road and not like you a bit away. When I am outside, there is less going on. Then I enjoy light and air.

You have a terrace that on days over 35 degrees has its advantages. On the remaining 350 days, light is missing. Moreover, a large part of your property is cut off on the east side of the house.

Shift everything to the east and rotate the rooms by at least 90 degrees.

Move the garage to the neighbor's and position the house nicely in the sun. You can reduce the noise with fences and hedges. You will hear the cars anyway, no matter how you position the house. But I can promise you that after a year you won't notice it anymore. We have a railway line behind the garden. I don't even notice the S-Bahn anymore, and they are definitely louder than a car.

Regarding the office: we also don't have a separate room for it. We just placed a wall so that we can put the desk behind it. So it's basically between the living room and the kitchen. That's completely sufficient. I would also forego a walk-in closet and rather integrate it with shelving systems and partitions in the bedroom. Saves space that you desperately need for other things.

Because what you constantly overlook is the lack of storage space. Where are you going to put all your stuff? The attic takes up a lot, but a lot is needed downstairs for weekly use.

Then your budget for the house is really tight. Quite a bit will have to be done by yourself. Because the ancillary costs can be hefty. Just construction power, connection costs for water, electricity, and internet. The sewage pump. The pipework for rainwater and sewage. These are always small puzzle amounts, but in total, suddenly 50k is gone.
