Also the construction cost breakdown that the architect signed for the bank. Unfortunately, the soil survey resulted in a soil replacement of 1.3m, which my structural builder quoted me at 24,000 euros.

Keep us updated on how close you were to the architect's estimate in the end. I find some points quite optimistic.

With a door opening that connects the hallway with the dining area? I don't believe that.

The cabinets are all only 40 deep.

Take the floor plan and draw in all existing or desired furniture to scale. Also consider traffic areas. Tables with people on the chairs. Go into the children's rooms. According to the plan, the bed fits just in. No shelves at the head end. Desk, wardrobe too small. Daily routines are missing. For example, where is the coat rack? Really only 1 sink? Do you want such a big house? At the entrance you resisted. Just not bigger. Your budget is more than tight, and so is the cost estimate. I would shrink.

I have already started entering it. I would like to have it smaller but with the number of rooms and conditions, that unfortunately does not work sensibly. Huh? I imagine a glass door with glass elements all around to allow maximum light incidence over the gallery in the evening to the living dining area.
