Which door needs to be further to the left? The second one? Do you want a double door? Then: where should the wardrobe go???? Changing the staircase means a complete change.

I also find the architect's cost estimate partially "questionable."

Only €7000 each for plastering ops: Wow, that's cheap/inexpensive.

Is the scaffolding for the outside already included? Or included somewhere?
I didn't find it in the list otherwise.
That alone usually costs at least €1000-2000 (depending on the standing time, possibly a bit more).
Well, if you do it immediately after the shell construction, you can save it – although then the facade cannot "dry."
(Whether that is still necessary nowadays, I don't know)

Are the "sewer connection fees" already included in the costs for water/sewage, or only the installation of supply and drainage through pipes/construction costs? Because these are usually only charged after moving in and then add up significantly.

And for the €25,000 for the roof – is that only the roof structure or already including the roofing and plumber's work?
That would be extremely cheap....

And last but not least:
Don’t underestimate the costs for the outdoor facilities.
We hardly know anyone in our circle of acquaintances who has kept to their "planned" budget.
Whether it was lawn, shrubs, fencing, gates, etc. that were added – in addition to preliminary works: like soil compaction/mineral concrete – filling/removal of soil, edging, sealing of the house plinth, etc. etc.

Now I've also taken a look at it. Plumbing for 3500 (without EL) is ambitious... A decent bathtub already costs that much... well, a bit less, but the pre-walls plus sanitary fixtures plus mirrors and lamps plus washbasin furniture plus fittings, that's very ambitious. A shower drain costs 500 including installation. Container? Exterior facilities must then not include a fence or hedge or paving. It's precisely the platform and terrace... in EL also the driveway. Having a tiler in the family is of course great!

So the shower channel costs 100 € for materials and the installation is free because I have trained as a plumber. A standard Villeroy & Boch bathtub costs almost 400 €. Electrical work and plastering will be done in the "Saarland way". The exterior work will then be completed afterwards. And it is true that the bed has to be rotated.

The more closely I look at the list, the more uneasy I become about this calculation. (Especially with the background of having built myself already and also knowing the current prices from present builders)

Now specifically regarding the electrical work: Are costs for e.g. lighting etc. already included? Even if you chase the slots yourself etc., I consider the €10,000 very, very ambitious.

The material costs alone for distribution board (incl. RCDs, circuit breakers, meter connection, photovoltaic connection + possibly separate distributor etc.), conduit, cables etc. will certainly cost over €5,000 (if you can get everything from the net and the "Saarland electrician" allows that).

Then the switches, sockets etc. and on top the lighting... phew, difficult. P.S. Is outdoor lighting or laying of empty conduits for courtyard door or later electrical work in the "outdoor area" etc. included?

Then: Interior doors only €2,500 oh...

So I see 11 interior doors in the plan plus one T30 door to the garage => about €200 per door?!?

Just calculated with the "cheapest" internet items: frame approx. €80 + door leaf approx. €60 + simplest handle set approx. €15 + lock approx. €5 = €160 material cost + frame foam, washers etc.

I would plan for higher costs for some better quality. €300 - 400 per door would be realistic if you don’t want the simplest handles etc.

Exterior doors + windows for €15,000 material only - ok that is also extremely cheap

Hm... a decent! side entrance door hardly costs less than €500 - with suitable insulation value for the workshop it can also become four figures. The front door about €2,000-3,000 (depending on features also more). So only about €11-12,000 remain just for the windows (material). But no electric shutters/blinds etc. are planned?

Regarding the windows themselves:

Why is there no window for daylight in the walk-in closet? Why is there only a "mini-window" in the bedroom? Why does "Child 2" get only one window? (Unfortunately the windows in the plan also do not seem to match the 3D models?!)

Sure... Alone a shower channel cover already costs at least €100. Please show a complete shower channel with sealing etc. at the price you mentioned. -> A round, simple floor drain you might get for €100-150 - but do you want that in a new build?

Yes, but the exterior work will still cost money afterwards, right? So the money has to be planned anyway - or is a lottery win/inheritance already firmly planned after completion?

Conclusion: You are calculating everything now beforehand "down to the last cent" - in the end this will backfire. Many have already had to learn that. The €11,000 buffer will be used up faster than you think.

And with what money? If you say so? Ok, great that you are a plumber or whatever, but with us the invoices actually looked a bit different, and we built in 2013 without any great expensive frills (except the shower drain) Well then...
