Next week the screed will be delivered and everything else is sampled. The number remains. UNTIL NOW. Theoretically, it fits.

So I spoke with some architects in my region and they all considered it feasible even though the budget is at the lower end. What can I say? We will see...

It is doable. We built our house (but a bungalow!) for a similar price. BUT the additional construction costs came on top! We paid 430k for everything. Of that, 130k was the land, 25k the soil replacement, 12k the garage with carport, 230k the house. The rest were incidental costs. Nothing went wrong for us and we didn't have to pay much extra.
Insofar, it can be possible if he does a lot of the interior work himself and can get materials cheaply. He should be clear that it won't be a fun undertaking and absolutely no special wishes are included ... I hope. I would also leave out the garage at first, just plan for the parking space.

This is going to be exciting. If you manage that, put up a poster here at the end. The (#26) fits the budget - neither works. Furnish your office with real furniture. Also add a wardrobe in the hallway (typical for 4 people is 200x60) and please also the utility room. Maybe take a look here: https://www.hausbau-forum.de/threads/kleines-efh-mit-ca-140m-verbesserungsvorschlaege.32479/page-8 Mirror it once and rotate 90° so that the terrace is in the northwest, kitchen in the southwest - then it fits.

I keep wondering that too, and I don’t understand it. I don’t understand the thinking.

To be honest, I can’t imagine that “some” architects really tackled and calculated that project with enthusiasm. So many people here have trouble even getting in touch with an architect. And then the architect certainly has other things to do than waste their working hours for free. Somewhere there is a knot, a self-deceiving knot, whose consequences I absolutely question. And if architects have looked at this design somewhere, they immediately looked away again and sent you away with a simple okay. Sorry for the words, but as I said before, the design is incapable. Sorry, but I too only had a cheap square meter price of 1600 in Lower Saxony... but that was 5 years ago and excluding incidental building costs and garden.

Please, no discussions about the budget. Some of my friends have built with us for less money and less personal effort in recent years (Yes, I know...). If necessary, I’ll add another 20-30 thousand euros or sell a third and fourth car... Whatever.

I have now mirrored the floor plan and placed the house in the center. We could then shield ourselves from the street with a wall or plants, and the kids now have sunshine. I have also sketched in some furniture. There will be a storage room under the stairs.
