Such information belongs as the very first info. You should know: we cannot read minds here. I personally still do not know what your property looks like. I would now probably have to open several windows on the computer and cross-check everything. Your lines in #1 really have to be learned to read. And now a picture of a large green area, a distant main road becomes a problem there? Which part of that is your property?

You are not directly on the main road anyway. That's why I wouldn't block the sun for myself. No sunbeam reaches the terrace. At least turn it 90 degrees so that you have a west orientation and move the garage as far as possible to the southeast. Go to the property on Sundays and evenings, it is certainly much quieter then.

Just look at the shadow cast by the neighboring building. It becomes clear that the terrace is really dark. It's probably the worst possible location. Therefore, the exact property plan including all measurements (external dimensions, building site, building boundaries, access, etc.) would be important to see what options there are.

The shadow issue is really a problem.


I have now drawn the 25mx20m plot and copied the floor plan aligned next to it.



We were there and you can already hear the traffic when standing in the middle of the lot.

There is no peace anywhere.
I also don’t live in a traffic-calmed area, but to place a house so shady, it needs a few more cars and tractors.
We even sleep with the window open. At least you don’t oversleep. From around 6, the traffic volume increases and the first car doors slam. After 6 p.m. it gets quieter, at night there isn’t much going on, occasionally someone withdraws money, Saturday noon and Sundays, unless there is church, it is quiet.

Resolution too low. Can you build on the entire plot with the house? Or are there any building lines or boundaries? 25x20 = 500m² <> 600m² from #1. Don’t you know your plot?
