And now we are at what is called a dead end.
Dressing room with 2 meters does not work like this.
Bedroom with 3.18 does not work like this.
I still don’t understand the orientation to the north.
And regarding the budget: definitely still plan in HOAI!

Who sees the mistake? ... Tip: you don't have to search there. At which bazaar did you find each other?

Which furniture is needed in the master bedroom area? Only the bed and the 2 wardrobes? Then make a bigger room out of it, remove the wall to the dressing room and place the adjacent wardrobe on the right side wall at your feet -> more space around the bed and for changing clothes.

For child 1, I would move the room door slightly to the left side, directly to the hallway. It already has less square meters than child 2, this balances it out a bit.

I do not necessarily see the mirroring as a solution. The open space is still in the northeast ... south/west sun is received by the office and utility room ... the whole dogma of passage garage - mini utility room. Just the door from the garage steals 1 sqm of usable space in that room.

My parents built their house 10 years ago for 120k. We paid double (built with a budget provider) and have only 10sqm more. I don’t need to elaborate further, do I? I know, people don’t like to hear that (I didn’t want to hear it back then either), but there are a lot of people here who have followed and accompanied countless construction projects. The price estimates are usually quite accurate. You are about 50k short. And nothing is more frustrating than having to do without small details in your own house (an extra socket, the soundproof windows, the fibers in the screed, the baseboards with the tiles, having the silicone joint done everywhere... all that costs extra, small amounts, but really annoying when you have to rework these things yourself or it’s impossible). Or you build significantly smaller. 120sqm and nothing more with dressing room, office, and large children's rooms. Then it’s just tighter. Painting and laying the floor are DIY tasks that don’t need to be mentioned since most people do them themselves anyway. Doors are the only things that would count as DIY work, but you won’t save the world there. Would you do the heating too? Also the piping?
