Of 6 architects, none offered me a HOAI quote. Of 10 structural engineers, exactly one did. I then decided on the one with whom some of my acquaintances had already built.

As mentioned, we can discuss the floor plan but not the budget. In Saarland, the price level is simply different.

And to pour a little oil on the fire, an acquaintance paid 3000 euros two years ago for architect, structural engineer, and reinforcement plans combined. The construction went smoothly for 290,000 euros with a 10x10 floor plan and double garage including a 60,000 euro plot.

And where is the heating in your utility room? I only see a water storage tank. Where will the water meter go? What about laundry baskets for 4 people? Don't forget, all the appliances also always need space so that a technician can get to them. They usually stand 30 or 40 cm away from the wall because of the pipes.

Please draw in the wardrobe and also the door swing of the front door. You will run into the closet when you come in. Does the door even open if the wardrobe is there? The door is 1 m wide, just as a note.

Upstairs you run out of the mini staircase (please also state the floor height! - 2x2 m presumably won't work anyway) into the wall. A stair exit of 1 m is too little in a new building.

The placement of the house is fundamental. I don't believe that noise should be ignored (like others here). I lived for a long time on a noisy street where the house did not shield from the street. My parents moved away exactly because of this at the time.

Which street exactly is the noisy one? I thought it's mainly about the big street in the south. What about the one in the west?

So regardless of the floor plan, if I move the garden to the south, I initially have sun. But if someone builds a house on plot 152/2, I am back exactly where I started. Therefore, I would tend to place the house directly 3m from the southern boundary, the garage to the north, and the garden in the northern corner of the plot. What do you think about that?

I believe many here in the forum are perhaps simply annoyed because they paid tens of thousands of euros for an architect who then delivered only a mediocre to below-average performance. It is quite realistic to find an architect who can deliver a proper execution plan within this budget. The rest should be manageable with a bit of skill.



Why HOAI? As mentioned above, there are plenty of ways to avoid this cost eater.

Don't let yourself be unsettled here regarding the budget. In many cases, most here may be right. But simply look for small craft businesses that have existed for several generations and come from your region. Try to keep cost drivers low.

I can confirm this for 2018 in the Unterfranken area from relatives. 10 x 10 m, 2 full floors, 520 sqm plot, outdoor area with paved driveway for 320,000 €. Architect 1500 flat rate, structural engineer for reinforcement plans under 800 €.
