What????
Where????
For 1500 euros I don’t even get the local plan draftsman, let alone an architect.
I can’t confirm that for Unterfranken. It takes more than the usual own contribution and craftsmen from Thuringia.

But there are prefabricated house providers who offer architect services for about 4500 +/- . I don’t know exactly what all that includes.
However, the amount was mentioned several times. For us, a standard layout just doesn’t fit. It was definitely more than just moving a few walls.

Sorry, I meant 152/9

I see it the same way.
Small regional businesses without a large overhead and lower fixed costs can often offer cheaper prices with the same quality.

I find the architect very cheap but I can well imagine it. I have now also found someone for the structural engineer and reinforcement plans for 800 +VAT. He does it old school on DIN A4 and by hand. Energy performance certificate 300 +VAT.

Quite funny, you keep saying you don’t want to discuss the budget, but that’s all you do yourself. On the other hand, there’s no feedback on the criticism of the floor plan.

Show me the plans from your architect for 4.5K! I don’t see anything there.
No wonder! To print a layman’s draft for the building application, I don’t need an architect. A draftsman is enough. The result is corresponding rubbish, which you want to sell us here as a bargain. But you can keep that crap.

Huh?? I haven't even decided on an architect yet. I made all the sketches myself to get an impression of the possibilities. I am happy to show you the finished drawings because all the architects I contacted have excellent references.

You are making a big mistake!
Google "sun path," there is a site where you can simulate it.
Where the garden is located doesn't really matter in the end, because it’s about the area that more or less always receives daylight. What’s important is to also let sunlight into the house. It reaches the house even in winter with neighboring buildings if the windows are on the south side. With north, you’ve lost. Then it becomes a dark cave. Maybe you have sun rays in the summer mornings or evenings, but otherwise not.
