The kitchen is usually the first room you should enter, e.g. to put down groceries and immediately start boiling water for tea when coming home, or conversely to take the trash out of the kitchen through the front door. Also to open the door for guests while still preparing....
None of this really works here. For me, the kitchen or the stair location is not practical for everyday life.
I can understand the kitchen part but it’s not a problem for me.
Why is the staircase not practical for everyday use?
A Laux Novus from the catalog, with the only modification being a gable-end pitched roof instead of the tent roof (what does the development plan say about this?). Aha. No more variation than mentioned below is planned?

The long walking distance results from the type single-flight straight staircase, which is unsuitable for this house size.
The Schmalhans-instead-of-villa format and the fat double garage correlate, in my opinion, with two different income groups. I would rather call the "simple" here “run-of-the-mill”, and regarding the fit for a specific family, a catalog design is rather inefficient.
There is no development plan and the roof was chosen to maximize photovoltaic surface area.
So I assume that if a company decides to offer a house floor plan for the masses, they have put proper brainpower into it. Especially to offer it cost-effectively. The architect usually doesn’t care about that.
Why should I set up a huge bunker? When the kids have left in 20 years, all that space is of no use to me at all. Besides, I’ll still be driving a 991 and going on extensive vacations. Everyone has their own preferences and a big house is not one of mine.
You chose a house design with a straight staircase. The straight staircase uses up the most hallway space, while a double-shafted spiral staircase uses the least.
One question: why are you “taking” a design from the internet? Very few general contractors will build you a foreign design, at least not cost-neutral to their standard houses, since they still need to draw the house first.
Why don’t you have an architect work for you or take a design from your general contractor?
