I can understand the kitchen part but it’s not a problem for me.
Why is the staircase not practical for everyday use?



There is no development plan and the roof was chosen to maximize photovoltaic surface area.

So I assume that if a company decides to offer a house floor plan for the masses, they have put proper brainpower into it. Especially to offer it cost-effectively. The architect usually doesn’t care about that.

Why should I set up a huge bunker? When the kids have left in 20 years, all that space is of no use to me at all. Besides, I’ll still be driving a 991 and going on extensive vacations. Everyone has their own preferences and a big house is not one of mine.



That is the base and the architect makes the plans.
Budget as low as possible

Now you have nothing but pipes on the upper floor. Why does it have to be a straight staircase? Why does it have to be 9.5 x 9.5? There are successful floor plans.

Regarding GU floor plans. Some build according to appearance. Take a look at show houses and how "everyday usable" some of them are when furnished. The more boring floor plans often work better, but lack individuality. Where do the sports equipment, the Christmas decorations, the shoe collection, the books, the Carrera racetrack, the projector go? What sets you apart from others is not taken into account.

I recommend a double-spiral staircase, so very little hallway space is needed, especially on the upper floor. We are also building "only" around 130 sqm because the space is enough for 3 people. Similar to you with 2 full floors and a gable roof with a low pitch. We decided to build the staircase up to the attic, making it easier to use the attic as storage for, for example, Christmas decorations, etc., and part of the technical equipment moves into the attic.

No one says you should build a big house. But pay attention to the choice of stairs, because they make your house bigger than it needs to be.

When you eat out, do you also lay the ingredients in the kitchen for the cook?

I already wrote that: the house design is not practical for everyday use because the staircase is impossibly positioned in front of the kitchen. That makes the design quite uninteresting to discuss since the arguments have already been given.
When you write something like "not my problem," it’s a sign that you didn’t understand something.
For a basic explanation: a house should be practical for everyday use, then it works. Then it’s good. Details make it even better.
If you take a bad design, then this is a bad basis.

The relocation of the bathroom on the upper floor is also not sensible because of two necessary drains.

Since there is once again no north arrow on the drawings, one can only assume that the site plan might be oriented to the north. Then I do not understand the house location. And, I also do not understand why someone would want to equip a square house with a gable roof. Why not build the garage as a boundary development?
