So either move it to the east and place the terrace far away from the house in the farthest corner of the property. Or the house stays where it is and the garage moves to the east. Then I would have the terrace between the house and garage. However, then I cannot go directly from the house to the garage and it will have a negative impact on my budget.

Hegi_ you need to slowly get clear about what you really absolutely must have and what would just be nice. Your budget is too tight for bigger playthings. The garage doesn’t have to be directly attached to the house. Ours is in front of our house and we walk 4 meters. That doesn’t kill us and we only get a little wet briefly. If the car then finds a place under the carport (there's always a balance bike or wood there), we even come in and out almost dry. I would recommend to you: garage next to the neighbor, house in the middle, no office (only an office nook), no dressing room, spiral staircase, expandable attic (for the future).

Since no one has really done it yet (I'm surprised) and you predicted it anyway: with this budget, you cannot build a house in Germany in 2020. How much room for increase is still possible? Details are being discussed here, but unfortunately it's not even clear whether building is possible at all under these conditions. 255,000 euros INCLUDING incidental costs? And a garage?? Optimistically calculated, that leaves 100 sqm for the house, 9.5x9.5 won’t work. No offense, but this is not even close. And you don’t want to discuss the budget question and keep it secret. Is that helpful? Who does that serve? Without an increase, there's unfortunately no point in philosophizing about the shape of the stairs or similar, sorry.

Terrace between house and garage will be without sun again.

What do you do when your neighbors are in the garden every afternoon and weekend, preferably with visiting children?

A house is positioned so that as much light as possible comes in and as much continuous garden area as possible is created.

I don’t see a garage with this budget, despite the many own efforts.
Garage on the house is not cheaper.
At least not for us.

Why did you position and orient the house like that?

So our house (Grundrisse ein paar Seiten zuvor als Beispiel gepostet) costs turnkey (Incl. flooring and painting) with medium equipment 245,000€ excl. additional construction costs.

And here for €10k more the additional costs + a garage are added...!

Are you already done with the construction? If not, the final figure would be interesting...
