Sometimes you might want to sleep with the windows closed due to climate or noise conditions. In such cases, 35 cubic meters (minus the volume of the wardrobe) of breathable air in the room for two people is not too much.

I agree:
- Staircase too big for 150m²
- Cloakroom missing
- Entrance canopy huge - would half be enough?
- All hallways too dark
- Upper floor bigger than ground floor - that is a pity. The other way around would be better.

Apart from what they all say against townhouses, I wouldn’t care about that at all. I like them too, especially because they have 2 full floors and I find slanted walls totally annoying. And Bauhaus is simply not everyone’s thing. Often it’s also a question of what kind of houses are in the neighborhood. Near us, for example, someone built a log cabin. That thing might look cool, but not here. It’s just embarrassing and totally out of place. The same can apply to Mediterranean houses or gable roofs – so don’t let anyone tell you otherwise.

Can you give the dimensions for this?
How wide is the staircase? Looks a bit like a chicken ladder – but that could be misleading.
You write that you hardly have any guests. Then just leave out the guest room? The kids would just sleep together in one room and the guests would have to use one of the kids’ rooms. I’d find that totally fine 1-2 times a year. Then put the staircase on the outer wall and suddenly there’s plenty of space for a kitchen where you could dance – cloakroom included.

Above all, what today is called "Bauhaus style" has only a very incomplete connection with the style of the school of architecture called "Bauhaus." The omission of pitched roofs alone, possibly garnished with ribbon windows, is more "Bauhaus" in the sense of the store by the same name where you buy bathroom cabinets. Which is why I also say "Hornbach style."



My "favorite" is "Mediterranean" with light black clinker bricks (and above at railing height then closed off with boards of Nordic spruce in lemon yellow), French balconies, and preferably also mullions on the folding sliding doors. I don’t know it like that from the real Tuscany.

What kind of architectural "hunter schnitzel red-white" building contractors are not ashamed of sometimes defies belief.

Maybe the OP should speak up now before some suggest taking full advantage of the floor area ratio/plot ratio and being "content" with a roof or ground floor apartment of over 300 sqm, because the other floor is supposed to be rented out. And what's the point of a house if there are only two of you anyway ... without a kitchen table and a bedroom that's only used for sleeping, the possibilities for having children become limited ... [emoji41][emoji56][emoji6]

admittedly: square doesn't fit the plot, stairs don't fit into a square 150 sqm... a city villa is always a matter of taste (still better than the standard-Viebrockhaus-maxim-thing), but the city villa can also be adapted to the plot in a rectangular shape.
In this respect, a fresh start would be great, e.g. a ... bungalow

There is no need to fully exhaust the possible area limits, but at least the desired area would also fit on one level here. And what area potential is still "left over" would be enough for another residential unit for not just a bachelor tenant, comfortably also with a separate "front door."



I already see potential for a clear longitudinal axis in the existing design, although I would also design the main house rectangular (about > 1.2 : 1). I do not find "townhouse" bad; what Hanse built earlier usually pleased me. It just raises my hackles a bit when I read the equation of everything that is "white matte flat roof" with "Bauhaus."
