Define "town villa" and describe what exactly that should be for you.

Neither the upper floor nor the ground floor works particularly well. You have to transport furniture and laundry baskets over the stairs and through the narrow hallways...

There is insufficient space for the wardrobe, the ancillary rooms on the right side of the ground floor are much too convoluted, that doesn’t work like this. The floor plan produces meaningless traffic areas without storage space. The upper floor is also not particularly practical with many traffic routes and little storage space.

But without a location plan, plot, cadastral map, completed checklist, etc., little meaningful advice can be given.

The budget is not enough, not even as a shell construction.
The terrace is over the building boundary.
What is this huge yard for?
Why does the garage get such an expensive roof?
Is a second child planned?
Are there customer visits?

Now I am not surprised why nothing is progressing. Neither the information nor the budget is sufficient, and no one can recognize the property boundaries either. In addition, the disproportionate planning with a galactic driveway and paved courtyard. In my opinion, all of this is quite unrealistic.

That gives me a stomach ache for you.

When I open the front door, almost fly onto the stairs (ok, exaggerated), find no coat rack anywhere, I don’t have to worry about the rest at first, because it already ends there.

Well, nothing is progressing because of pregnancy, child, etc. Then we didn’t want to start in winter either. I don’t have to and don’t want to specify the budget exactly. I find it quite mean to write such things without knowing the background. I just wrote something. I have indeed already read that everything gets criticized. But then like that… I am aware that the floor plan is bad. That’s why I am asking for suggestions for improvement.
You can only build like this and the location allows nothing else. That wasn’t even my question… it’s only about the floor plan…
