The exact funding conditions match the requirements of KfW 297/298. The difference between the "small module" and the "large module" simply lies in the QNG certification. All installed building materials must meet corresponding criteria, which are measured by testing for pollutants, for example in the air, and such. A wrong silicone can already ruin your values... My energy consultant said that he would definitely advise against trying this with own work – he would always recommend it only in turnkey buildings completely by the competent general contractor, who ideally also takes care of the groundwork completely. If you exceed the limits in the end, the financing is off, and that would be an absolute fiasco. From what I have read, I would never dare to go for the large module – the small one just has significantly lower hurdles...

Regarding the costs of the energy consultant: Of course, more calculations and more measurements also cost more money... I have to look at the offer to see what mine wants for the small module 140,000 with KfW300, I don’t have it at hand right now :)

Once again, very important: If you already have a project, you must present a confirmation of application (BZA) (confirmation of application (BZA)) from the energy consultant before you sign any contracts or apply for financing. It is not possible to obtain the KfW component retroactively.

Super, thanks. I am currently in the process of buying the land (only with equity). Then the next step would be to go to the architect, who is also an energy efficiency expert, create service phases 1-3 and go to the financing consultation with his confirmation? Or first go to the EE and only then have service phases 1-3 done?

You have to have finished planning up to the building application stage so that the energy consultant can calculate your specific project. This also involves a lot, for example, window areas, heating load calculation, ... Architectural services are not detrimental to the KfW component. Your plan is good – first plan the project, then have the energy consultant carry out calculations, and then complete the financing together with the architect's budgeting. Good luck with your project :)

How is it actually with the salary limits? Is an average formed from the two years or are you out as soon as you exceed the limit in one year?
