Yes, that's probably not going to work - again, the rule is to move into a rental apartment and tear down the house, then apply, but the funding will probably cover the costs. At least your son is already ahead of most, he has a property and lives rent-free.

It has practical reasons. For employees, income can be determined relatively precisely even during the year, but for self-employed people, the accounts for the business have to be prepared first and then taken into account. By now, your tax return for the second to last year should be completed, and the income in it is then relevant. This also has the nice side effect that targeted income reduction in the past is difficult.

Parental allowance and the part-time work that may result from it are therefore targeted income reductions? But that fits well in this country. Everyone earning above minimum wage is supposed to be squeezed dry, treats only for social benefit recipients.

There are enough people who only fall below the income threshold during parental leave, but not before or after. And it is an open secret that this can be deliberately used to be eligible for such loans.

But then parental leave would have to be generally excluded (this is how WiBank in Hesse does it, for example, you have to submit what you will likely earn in the future). It is a bit strange to punish someone who is currently on parental leave and receives no support, while someone who happened to be on parental leave two years ago - and probably has a higher salary again - has the advantage.

Yes, that was the plan and will probably happen sometime. Currently, the property still has to be paid off, so not rent-free. And something always has to be done to such an old house.
