New funding for family home ownership

So we received the approval for the plot last summer, the development was completed in October, and afterwards the notarization could finally take place - for us it was in December. Since we are building without a general contractor and wanted to be sure that everything would work out, we wasted half a year until now we will sign the contracts in the next few weeks. On Monday we will find out whether and if so, to what extent we could apply for KfW 297/298/300... The phase from December until now could certainly be shortened by half - but without concrete detailed planning, no energy consultant will sign off that you meet the requirements. So, to my knowledge, you have to have a building application-ready plan before the energy consultant can say anything. And only with their stamp can you submit the loan application through your financer. I agree: November is rather unlikely unless you already have a plot secured... :(

It only really pays off for families with many children in the 50 EUR/sqm sticks-and-bricks middle of nowhere. In urban areas, 140,000 euros at 1.25% only helps slightly. And what comes after the 10 years fixed interest period, nobody knows either.

If you look at the Wikipedia entry for zvE, it appears that some amounts are deducted from the gross income, including child allowances (as far as applicable, approx. 9k Eur). Furthermore, the limit increases by 10k Eur with each additional child. Effectively, this would mean that each child reduces the difference between the gross salary and the income limit by 19k Eur. Or is there a logical error here?

I find it somewhat confusing that my tax return lists a "taxable income" and a "taxable income taking into account the child allowances."

I also find this quite interesting, if we had earned 28€ more, the child allowance would have applied and thus our taxable income would have fallen below 70k. However, this was with one child in 2022.. now there are 2 children.. is the tax assessment notice solely decisive? And if so, how old can it be at most?

If you want to finance in 2023, the average of the taxable income from the income tax assessments 2020 + 2021 counts. In 2024, it would correspondingly be those from 2021 + 2022. Only children already born at the time of application are taken into account...

What is actually the difference between the two funding levels in the KFW 300? In both cases, I have to achieve EH40. Is this certification so expensive? You need an energy expert who confirms this in both cases.
