Since I was addressed personally, I quickly skimmed through the thread ... What don't you like about the straight staircase? Actually, I quite like the proposal from #177 as a basis. I quickly sketched something on that ...

Ground floor:
1) Staircase rotated (access from dining) and wardrobe as a built-in closet under the stairs.
(+) Less dirt from the entrance area carried upstairs (I can say from my own experience, that’s annoying).
(+) The downstairs WC can be a bit bigger and also get a shower.
2) Living room windows adapted to the shape of the plot (west-facing garden)
(+) From the sofa, you can look into the garden and at the TV
Upper floor:
(+) I think it’s good that the bedroom is away from the street. The orientation of the windows still needs to be considered, depending on the surroundings.
(+) Both children’s rooms face the garden, west orientation also provides nice light.
- I’m not a fan of open spaces, I would leave both out.
Option 1) Instead of an open space, a nice reading or play corner with a window seat. Door to the bedroom moved to the dressing room, provide another door from the dressing room to the bedroom (not sketched).
Option 2) Enlarged children’s rooms instead of an open space.

For me, I would probably take option 1 with the reading corner and set up a flat, floor-high bookshelf on the wall to the bedroom.

My husband finds a landing staircase "more homely." I don't think he has a problem with the straight staircase itself. Most people we’ve been to who have a straight staircase usually have it located just about 1 meter away from the front door, then it’s closed off and tiled, he thinks that looks rough and uncozy. But I am pretty sure he can be persuaded when he sees that with the straight staircase an office is much easier to implement (the office is his requirement too, not mine ) WOW! Thank you so much for your effort I already really like it and your arguments sound logical too. However, I would want to swap cooking/eating and the living room because we prefer the west terrace! Can you mirror the floor plan and “read out” what dimensions the drawn kitchen has? I myself am not a fan of open spaces either. I really like the idea with the reading nook and window seat and wonder if somehow a storage room could be created from the other open space

I would like to help you too, but I see so many question marks.

For example, the floor plan posted by Allessandro and modified by RomeoZwo does not match your wishes posted here at all? Semi-closed kitchen, at least 13 sqm, study canceled??

Then it was about how the rectangle should be oriented. You say you prefer more west garden because the neighbors’ cars are parked to the south anyway. But every rectangle posted here reduces your west garden. Or have I misunderstood something? Is the red-marked area your property? How deep is the building window (north-south)? In the original site plan it looks like the 10-meter deep house already represents the maximum?



Personally, I don’t find the Allessando/RomeoZwo floor plan ideal because it wastes a lot of space in an already quite small house. The entire central axis on the ground floor is practically unusable. Instead, there is a tiny kitchen of 8.6 sqm as well as little space for the table and a very compact living room. Upstairs I find the bedroom borderline small; I estimate it’s no more than 9 sqm.
But I do find the exterior view very stylish!

Maybe you can shed some light for me, then I can think about your floor plan.

After I posted the floor plan here, we went to the Viebrockhaus model home park. There, after viewing some model houses, we “loosened” our requirements.

This includes, for example, the semi-closed kitchen. We looked at the open kitchens there and later found them really nice. There was a kitchen that we liked a lot, about 10 sqm. The minimum of 13 sqm is therefore outdated.

The office is a tricky thing, let’s put it this way: if it fits, we’ll take it; if not, it’s not the end of the world.

Just to summarize clearly what we “wish” for:

- Kitchen preferably a bit bigger (can be open) with direct connection to the dining area, but not a “straight room” where kitchen, dining, and living room are all in one row next to each other.
- An office if possible
- Kitchen should be accessible from the hallway and close to the entrance; I don’t want to walk through the entire living space from the front door to get to the kitchen
- Kitchen near the terrace
- Two children's rooms that should not adjoin the parents’ bedroom
- Parents’ bedroom accessible through the walk-in closet (my husband and I have a 2.5–3 hour difference in wake-up times)
- Bathroom with built-in walk-in shower
- The terrace should be on the west side since the parking spaces of the others are on the south side

I actually like the idea of a small south terrace and a west terrace.

Due to the plot dimensions, we want the house to be no deeper than 10 m so that about 4 m of space remains to the south. In width, we didn’t want more than 11 m so that 8 m remain there.

The one by RomeoZwo and Allessandro measures 9.50 x 10.25 m. In my opinion, that is within range.

On the ground floor, for example, I would like to swap kitchen and office, open the kitchen, swap living and dining area. The kitchen would be a bit bigger, the office a bit smaller, the dining area directly next to the kitchen, the living area a bit away from the kitchen.

Upstairs, I also have concerns about the bedroom.
