I also don’t like the dressing situation at all. Without measurements, you can't say much about many rooms. The kitchen also seems very poorly planned to me (here I often recommend dealing with the detailed planning early on). I am also not a fan of houses where you stumble over the stairs as soon as you come in, and you should consider that you always carry dirt to the upper floor.

I would simply try to furnish the dressing room, for example with the Pax planner. We have a similarly sized dressing room, and that is completely sufficient. However, the floor plan is different. Maybe move the doors to the east and arrange the wardrobe in a U-shape? However, the space in the middle is probably too small then.

Overall, the room program could be realized on less space, but of course that is a question of budget.

I don't find the floor plan overall particularly phenomenal either.

But briefly on the dressing room/bathroom situation: swapping the dressing room and bathroom would be one option. Moving the doors in the dressing room to one side, another.

Child 1 has drawn the short straw. I would consider a completely different room layout and allocate the best rooms at the front to the children.
But that would also mean: no direct access from the bedroom to the bathroom/dressing room or a completely different concept with the staircase in another location.

With two children, I would definitely plan rooms that are about the same size; the child with the significantly smaller room will always feel disadvantaged.

Best regards

Ok, I unfortunately forgot to mention that the kitchen will definitely be redesigned: Either the total area remains the same and we will add a dining area there, or we move the wall in the hallway area so that there is more space for a cupboard (and the kitchen accordingly becomes narrower, with less wasted space in the middle). We will definitely change the kitchen furnishings.

We are also not happy with the children's room situation; we are still looking into how both rooms can be made closer in size.

The kitchen and children's rooms should be relatively easy to change. What worries us more is the staircase, including the hallway. As you have already noticed, the placement of the stair's starting point right next to the front door is not ideal. We are considering how this can be solved differently... It is important to us that the kitchen still faces the street at the front and that the covering of the entrance through the [Zwerchgiebel im OG] remains intact. So far, we have not come up with a solution. Maybe someone among you has an idea?

With regard to the symmetry of the bay window, I understand the desire for a centrally positioned front door - which otherwise would hold no value for me (but could easily be fulfilled if the door-stair unit was mirrored).

The children are and will remain three years apart, so I don't consider different room sizes a big deal.

Given the homeowners' self-criticism described at the beginning, I do wonder how this design came about at all - does the architect hear poorly or do you speak unclearly?

I see a chimney here only as a flue - but it looks visually unattractive.

The recess that shades the dining room seems exaggerated to me considering the narrow windows. The bay window also strikes me a bit as if the attic was accidentally ordered one size too large.
