The study must be and the kitchen should be this big,
the living room could be smaller (30 sqm), just breaking out a corner to the terrace is probably not an option.

We saved the basement by having a basement replacement room behind the garage. It has a good 27 m² and is used for the heating system and as a storage room for additional equipment and bicycles.
