Yes, the dining room doesn’t need its own access from the hallway.

Where exactly did you save space?
The study must and the kitchen should be that big,
the living room could be smaller (30 sqm), just simply cutting out a corner towards the terrace is probably not an option either.
Can I see your floor plan?

Hello Yvonne,
we are building with a basement. The room in the north is the study.
The living room should have a certain generosity,
because we a) have the large couch, b) a piano, and c) a fireplace with space in front
for the cozy blanket ;-)
The financing would allow for the size, but if it can be smaller,
we would gladly use the money for other things :-)
but it should be around 200 sqm.

Why?

Without a site plan and elevations, very difficult to assess... I can understand if one does not want to move the living area to the west because of the view, but I would still include the valuable western light in the house design. Of course, that gets lost if you plan the guest WC and the children's bathroom in the valuable corner. For example, a strip of light for the kitchen could be placed there on the ground floor, which would also have the advantage of seeing who is coming onto the property. Basically, it would also be wise to place the guest room next to the guest shower bathroom. Additionally, a small storage room on the ground floor for brooms, cleaning supplies, and drinks would be advantageous. The living room still does not have a favorable place for a piano. Do you really have a sofa that is estimated to be 4 x 2 meters? Or is the sofa in the plan just a placeholder for a corner sofa? Upstairs, you run straight into a wall from the stairs. Living space is wasted in the hallway (theoretically, you could move the girls’ bathroom forward and also move one children's room). Still, it is questionable whether a bathroom of about 15 sqm or 10 sqm and a dressing room of 17 sqm, which only has space for 4.10 meters of closet area, is necessary. Where does the children's laundry go? They probably have more than you both do, do they have to move into the parents' bathroom?! I would not plan a bathroom for 2 people larger than 10-12 sqm, the children's bathroom rather smaller (otherwise it becomes impractical and uncomfortable), a dressing room can offer better use if rearranged, without adhering to an already existing closet.

Fact: You have no great corner for the piano, the bay window is worth reconsidering (just remove it on this plan and reduce the living room, then you already have a better use of the existing space), the stairs upstairs run into a wall... You can save 20 sqm upstairs with the same living value, but with a different plan. Therefore, I would hand over the planning to an architect if you want to spend money for a bit more living space, then please sensibly and with ideas that are not visible in this draft.

Basically, I like the position of the stairs, space for the wardrobe has also been created, nevertheless, a review of the site plan will certainly be considered useful!!!

Upper floor children’s room 1 18.46 m²
Upper floor children’s room 2 16.71 m²
Upper floor children’s bathroom 6.80 m²
Everything pretty straightforward, a centered hallway and except for the utility room only rectangular rooms.
We saved the basement by having a basement replacement room behind the garage. It has a good 27 m² and is used for the heating system and as a storage room for additional equipment and bicycles.
