You’re making me curious. Then be so kind and mark all the areas you currently (!) suspect to be love handles on Villa Shiny. Maybe I can still learn something.I really like your house too, but it’s way too big for us.

and next time differently again
You can do that.....but depending on how the family functions
if there is space and need for it
Haha. Could they also have "generally increased the budget"?
Then please be so kind and mark in the villa Shiny all the areas which, according to your (current!) assumption, are love handles. Maybe I can still learn something.
I think that one could name hundreds of points that one should/must address in this regard. For me, it's the glass-covered terrace or the Venetian blinds next, then the ceiling spots, etc.
Yes, you said you liked her floor plan so much that you could have adopted it (>> that means the number and distribution of the rooms would fit), but the size is too much (>> if there is no room too many, then each room must be oversized). Therefore, I say: then show me WHERE. Size that would really be too much should be easy to imagine away without pain. Identify these areas, and you can successfully shrink Villa Shiny for yourself. Or: try unsuccessfully to identify these areas and realize your mistake that her house is too big. I am convinced the truth lies somewhere in the middle between the size you now consider appropriate and the size of Villa Shiny (120%, if you take the size of your previous design as an index of 100). Play around with a floor area of ten by eleven.I don't see any love handles in her house.
Nonsense – self-praise only counts if I say it myself.you are experienced and knowledgeable etc etc.
Why everyone needs a dressing room I don't know anymore either. Somehow that's how people build nowadays. I'm glad we canceled it after all and instead have a large bedroom without feeling cramped. We don’t need more than 3.5m of closet space anyway and that fits on one wall in our place.

That’s why I say: then just show WHERE.
