In the kitchen, I would prefer to leave out the pantry. Instead, consider where, for example, a vacuum cleaner and cleaning supplies would be stored on the ground floor. Maybe in a cupboard in the wardrobe?

Otherwise, I really like the ground floor. Sure, the shower with the bathroom is quite small, but you probably wanted to do it without a shower anyway.

Will the children's rooms on the north side be happy with the light? You know your property, how are the lighting conditions? Can homework still be done there, or is it possibly already very dark in winter with the window on just one side?

The upper floor is also quite nice so far, clean lines and good room layout. However, I am not sure if the dressing room will actually provide you with that much storage space? It looks quite small, and then the three wardrobes and the sloping ceiling? I might furnish it again and consider whether you can fit everything in there.

Also, I don't find the shower in the bathroom very well placed, but with the window, hardly anything else is possible. Is the window floor-to-ceiling in the bathroom?

However, as you also say, the children's rooms should be planned facing southwest. Because the noise effect from the balcony to the floor above also applies here.



With three floors and a hillside, I would recommend that you check whether it makes more sense to arrange the levels differently.
That also works with a BU standard design. It does add some quality of life when you can go outside to the garden in nice weather and back in again. Somehow I’m constantly going back and forth from the kitchen to the beds. The stairs would be a bit cumbersome there.
But you have to tailor that to your own type.

Thanks, the dressing room is a good point that should be reconsidered. Hmm, do you have any ideas regarding the bathroom layout? Sometimes you also see partition walls with the bathroom or toilet attached. We like the layout as it is and it was also our specification. So, that means guest room and office in the basement. Sleeping entirely on the upper floor.

We are a bit uncertain about the layout of the rooms on the ground floor. Currently, we plan to place the living room facing the street towards the southwest. The beautiful expansive view is towards the northeast, where the balcony is planned. Hence the question: should we swap the kitchen with the living room as currently drawn, or leave it as it is so that the living room always gets nice light from the south?!

Hello everyone, we have slightly changed the floor plan again. Now we have positioned the house perpendicular to the street because this way we can achieve a nicer view for the balcony in the garden. A balcony on stilts on the gable side looks somehow odd. New in the floor plan is a half-landing staircase. The ground floor is quite good, only the passage door to the garage somehow doesn't fit, which results in too little space in that room. The room is used for vacuum cleaner, cleaning supplies, etc. The upper floor is still not really satisfying, I find the rooms a bit narrow or am I just imagining it? The bedroom and dressing room are also not optimal. Perhaps I would swap the bathroom with child 2. A disadvantage of the floor plan would be that the children's rooms always have windows facing NE and NW, maybe one could also put a skylight in each of the children's rooms facing SW?

Are you even allowed to change the ridge direction, or isn't it prescribed by the development plan?
