When we were working on the planning, I saw a house that had relocated the heating room externally behind the carport. Unfortunately, I can't find it anymore, but I could well imagine it with you.

I would possibly run the staircase the other way around so that you don’t have to go through the dirt zone at the front. Under the staircase, there could be a wardrobe directly at the entrance. The study upstairs is more of a storage room. As a home office, it is not usable; a guest can survive one night in there. If you don’t have a basement, there is too little storage space for my taste...

Such a construction project seems familiar to me!

We are currently also building 130 sqm on a 600 sqm plot with a 1m knee wall.
In my opinion, you don’t need to feel guilty about the size.
The forum posts made us a bit uncertain too, but we simply don’t need more space and will be glad to have the financing sorted out early on.

In the kitchen, one could also consider a kind of "peninsula" to possibly soften the narrowness.

To what extent a 7 sqm study is sufficient, only you can judge that yourselves.
I would place a glass element next to the front door and make the hallway wider so that the staircase moves away from the front door and the dirt area is not touched.

Nice to experience such a down-to-earth project once again!

You don’t know the instructions for your property? But you know the property? Hopefully you have already seen it? Then you should basically know everything about the property inside and out, what there is to know. Actually, even before the purchase. Almost all development plans are now available online, and if not, you have acquired them somewhere.

Wake up! It’s about YOUR property – or is it bargain bin stuff?

Sorry, I would gladly be willing to help or at least try with a small challenge of a 135 sqm gable roof once again, but no hands, no chocolate.

I myself don’t have a bigger house, a kitchen island is possible, it’s about a dining area with 8 people, etc, etc.
What the architect has handed in, I do not understand.
We don’t need to address your ideas.

Turning the staircase is not possible. It is too low in the attic. Have you already scaled the floor plan with real furniture? I am missing, for example, the bookshelves in all the floor plans. I would use a normal floor plan on the upper floor with a bedroom and 2 children's rooms. One children's room would be a spacious dressing room without a child, and the other an office. When a child arrives, one wardrobe moves into the bedroom and the office goes into the former dressing room.

I would make larger windows on the west side in the floor plan from the planner on the ground floor - I find the 2 small 1m wide windows a bit too few. Ideally, 2 x 2m French doors or even larger sliding doors there... it then all feels a bit airier and more open. Otherwise, it looks like a standard floor plan to me, maybe there is something more clever?
