Hello everyone. I want to update our project a little.
Since we haven’t made any progress with our planning, I contacted several architects and requested a design for service phases 1-3. Most architects declined, did not respond, or quoted really high amounts (five-digit) that we simply cannot pay.
However, we took some things from a preliminary discussion with one architect and implemented them. The house was shortened by half a meter (now 9x10.5), and the porch was removed for cost and energy reasons.
The staircase is 3.80 meters long and 1.10 meters wide.
After numerous drafts, I now want to present my design plan to you. We placed the technology behind the staircase against the common wall. The space under the staircase is actually meant to be a wardrobe. But I have the feeling that 4 sqm is NOT enough just for the technology. So I would allocate the space under the stairs to the technology and recess the wardrobe in the office wall. I would also then plan the access to the technical room under the stairs. Only the building technology should go into this room (no utility room).
The washing machine and dryer have now been moved to the upper floor and are located directly above the technical room.
I gave the space of the first two steps of the staircase (ceiling opening) to the bathroom. Thus, there is still 2.10 meters of headroom at the transition from the ground floor to the upper floor. That should be enough, right?
We tried to plan the living rooms as far away from the common wall as possible.
The window planning is not finished yet. Somehow we are not making any progress. I have often read that there should be no window behind the couch. But we fear it will be too dark without one. The dining table in front of the floor-to-ceiling window is also somehow suboptimal.
What are your opinions on this design??
PS: For explanation. The plans are approximately 1:50. Not exactly 100%, but pretty close.
