Now I dare to venture into this corner of the forum and present our floor plan for discussion. I hope for constructive criticism and ideas if improvements would make sense. We want a bright house between 160-170 sqm. We would prefer an open stair design, but it should not get in the way of the floor plan. However, the flat roof dormer would be more than just a nice to have… :) Overall, we currently like the floor plan very much, but since we are building laymen, we would like to go on a bug hunt with you experts. Since we have not yet signed the contract definitively, there are unfortunately no more precise dimensions from the general contractor. The furnishing in the kitchen, bathroom, living room is not yet certain, so please don’t cling to that too tightly!

Regarding orientation: the street with entrance is to the north, terrace facing south/west

Development plan/restrictions
Size of the plot: 854 sqm
Slope: no
Floor area ratio: 0.4
Gross floor area ratio: 0.8
Building window, building line and boundary: 3 m from the property boundary
Edge development: garage approx. 1m to NE
Number of parking spaces: 2
Number of floors: max. 2 full floors
Roof form: gable roof 30-45°, hip roof 25-35°, shed roof, flat roof possible
Style: modern
Orientation: southwest
Maximum heights/limits: ridge height 8.50 m
Further specifications: driveway max. 4 m width

Client requirements
Style, roof form, building type: modern gable roof house (without roof overhang)
Basement, floors: no basement; 1.5 or 2 floors; cold roof
Number of persons, age: 4 persons (42, 41, 8, 5)
Room requirements on the ground floor: kitchen, living, office, shower/WC, utility room; upper floor: sleeping, dressing room, 2 children’s rooms, bathroom, reading corner
Office: family use or home office? 1x home office
Guest sleepers per year: max. 2
Open or closed architecture: open and bright
Conservative or modern construction: modern
Open kitchen, kitchen island: open (but without a direct line of sight to the living area), kitchen island if possible
Number of dining seats: 6 (if possible extendable to at least 8)
Fireplace: bioethanol / steam fireplace
Music / stereo wall: no
Balcony, roof terrace: no, but cantilevered bay window on the upper floor
Garage, carport: garage or carport (6x9m – position and whether storeroom next to or behind garage not yet certain – orientation on the plot, i.e. lengthwise or crosswise?)
Utility garden, greenhouse: no
Further wishes/particularities/daily routine, also reasons why this or that should not be:

[*]Window seat on the upper floor (bay window) – hopefully to get a lot of light in the corridor and a nice view
[*]Open staircase (straight or with landing does not matter)
[*]Kitchen without direct sight line from the living area
    [*]Office preferably with garden access

House design
Who created the planning: original floor plan Gussek House “Zypressenallee”, adapted to our needs/wishes by the planner of a general contractor

What do you particularly like? Why? We like the layout and orientation on the ground floor well with sight lines from the entrance area

What do you not like? Why? Uncertainty whether kitchen is too narrow; placement options in the living room (sofa, piano!, bioethanol fireplace?) – possibly leave out middle square window in the living room on the ground floor in favor of placement area?

Price estimate according to architect/planner: 600,000 EUR (including garage, additional construction costs)
Personal price limit for the house, including equipment: 600,000 EUR
Preferred heating technology: air-water heat pump

If you have to do without which details/expansions
-you can do without: staircase, 10 sqm living area
-you cannot do without: bay window on the upper floor (I just like having this nesting box)

Why did the design turn out as it is now? For example
The desire for a bay window with reading window and open construction was implemented, as well as a mixture of examples from various magazines...

What is the most important/fundamental question about the floor plan summarized in 130 characters?
see above

Hello :)

Regarding the kitchen, I would recommend you visit a forum that deals exclusively with this topic. When I look at the floor plan of the kitchen, I have the feeling that you would prefer to start planning the kitchen now. If I see it correctly, you have a floor-to-ceiling window there, which unfortunately breaks up the furnishing.

Yes, you are absolutely right! Kitchen planning would be our next important topic. The narrow floor-to-ceiling window was intended to bring light into the hallway and serve as a visual axis, but it would not be a MUST if it makes the kitchen completely impractical for us.

And plan very good shading for the reading bay window, otherwise it will become brutally bright and hot in that corner with a southwest orientation.

Where is the terrace planned? Also on the southwest side? Then the kitchen would be "very far away".

Correct, it would then practically not be usable as intended. On the ground floor, I would move the door to the utility room to the top of the plan, so that it is opposite the garage door. This increases the usable space in the utility room and the door is not so prominently visible in the hallway. Addendum: What is the outside door in the office for? It does not end on the terrace, so it would only be for bringing in dirt?
