Now I dare to venture into this corner of the forum and present our floor plan for discussion. I hope for constructive criticism and ideas if improvements would make sense. We want a bright house between 160-170 sqm. We would prefer an open stair design, but it should not get in the way of the floor plan. However, the flat roof dormer would be more than just a nice to have… :) Overall, we currently like the floor plan very much, but since we are building laymen, we would like to go on a bug hunt with you experts. Since we have not yet signed the contract definitively, there are unfortunately no more precise dimensions from the general contractor. The furnishing in the kitchen, bathroom, living room is not yet certain, so please don’t cling to that too tightly!
Regarding orientation: the street with entrance is to the north, terrace facing south/west

What do you not like? Why? Uncertainty whether kitchen is too narrow; placement options in the living room (sofa, piano!, bioethanol fireplace?) – possibly leave out middle square window in the living room on the ground floor in favor of placement area?
Price estimate according to architect/planner: 600,000 EUR (including garage, additional construction costs)
Personal price limit for the house, including equipment: 600,000 EUR
