Quickly my first idea.

- The rooms have a view of the garden, but not of the terrace or the neighbor
- The one next to the dining table can become the window seat
- Utility room also as "storage" for the kitchen, therefore access from both sides
- Glass door from the living room to the hallway, hallway in front of the rooms a bit more spacious for movement
- Because of the garage position, the utility room and bathroom/technical room can also be swapped, but has disadvantages (no access from the utility room to the kitchen, long ways to the bathroom)

I would now possibly enlarge the space in front of the rooms, or make it more square and possibly adjust the bathroom and WC a bit. There are certainly good concepts to integrate the shower or similar then.
The terrace should probably be oriented more towards W-S-W as well. With this direction, there is no sun on the terrace from about 5:00 p.m. onwards.

Attached is the development plan as a screenshot. I have already been wrong with my incorrect understanding of the boundary development. But my understanding now is that boundary development for the garage is permitted as long as it is not excluded in the development plan. I cannot find any regulation regarding this in the development plan. Regarding the 2nd parking space, I could locate it at the top right. In front of the garage/entrance area I would have 80sqm of space. The kitchen is indeed not perfectly designed. The kitchen has to be functional for us, I actually want to say that we are not gifted cooks and do not spend much time in the kitchen. More problematic, I see the missing zoning in the entrance area with the bedrooms. Thanks to everyone for the suggestions/notes. I hope I have already written this: We need two bedrooms and a study.

Oh, these 8.2m2 in the last plan are supposed to be an office! And where is the [Haustechnik] and heating?

is it? Making sandwiches works, maybe a bit more. There are rental apartments where you are happy about this existing furnishing. . . . That has already been addressed - everything is in the garage.

Which means a border garage is no longer under discussion. The exception only applies to "garages and buildings without habitable rooms and fireplaces." Has anyone ever thought about how well, for example, moisture (which is normal in the garage in winter due to wet, snow-covered cars) affects the technology in the garage? I can’t imagine that this works.

I am rather only thinking that the connections should be in the garage, i.e. water meter, electricity/fuse box and fiber optic transfer. I would see the technology for the heat pump in the utility room. Maybe I haven’t considered something... I have marked it in yellow on the floor plan.

There is no gas supply in the development area (which I wouldn’t want anyway), so it will come down to an air-to-water heat pump. And if the heat pump is designed with an outdoor and indoor unit, then hopefully the space requirement in the utility room will be kept within limits. Strictly speaking, a heat pump in the garage with boundary construction might be too casual because it is not a "fireplace".

In summary: Having the house connections in the garage results from this individual floor plan. Thanks to your suggestions, I am fundamentally questioning this floor plan and going back to square one or a few steps back :)

Our wishes: - Garage with access to the utility room - 2 bedrooms and 1 office (1 bedroom is the master bedroom, the other for retreat because one of the gentlemen snores unbearably). - Utility room at least 12 sqm - Bungalow with 120-130 sqm rather less than more for cost reasons
