But yes, I understand what you mean, we contributed 40,000 euros less equity than planned for a 0.2% interest rate improvement...

Climate-friendly new construction – residential building (297, 298) was completed this year because funds ran out. 300 is still ongoing.

Just for fun, I just compared the KFW 300 funding with and without QNG. It looks like this in my case with 3 children: - Loan of €200k (without QNG) vs. €250k (with QNG) - Interest savings for the additional €50k calculated over 10 years approx. €12-13k - Assumptions: 3.5% market interest rate, KFW interest rate of 0.25% (25-year term) - Now, from a business perspective, this interest saving would have to be "discounted" for each year since it does not become effective immediately, leaving a present value of approx. €11k - Now costs of €10.8k arise from the QNG certification alone in my case; additional costs for groundwork/wall paints etc. not yet considered - Additionally, after the 10-year KFW fixed interest period, a higher remaining balance remains which will have to be financed at a higher interest rate for the follow-up financing Conclusion: KFW 300 with QNG is definitely not worthwhile in my case (at least economically). Do you have similar experiences or can you understand my calculation?

I see it the same way as you. We only took 170k because we wanted to avoid the QNG certification, the house building already causes enough stress. Likewise, we wanted to minimize the risk of not being able to handle the interest rate increase in 10 years.

Do you know what must still be considered in the case of "without QNG" when building after receiving the confirmation for the application (BZA)? Do you even have to pay attention to the materials used in the interior finishing? Are there any other restrictions or is the job of the energy inspector basically done?

To my knowledge, the pure KFW40 subsidy only relates to the energy consumption of the house, i.e. insulation and heating technology. Interior fittings are no longer considered here.

The life cycle analysis is still required regarding CO2 emissions. But to my knowledge, this is already completed with the confirmation of the application (BZA) generation.
