I estimate the following costs: House: 186k in the basic equipment (buffer of 30k included): 216k Additional construction costs: 40k Remaining for the plot: 150k Then carport and outdoor facilities are still missing but have to wait a few years. I think this is realistic.
Buffers of 30,000 have been calculated and then eventual items are also covered, including sockets. With 40,000 the additional construction costs are also above average. At least they are above the necessary additional construction costs in cheap building land in Lower Saxony. Whether that is enough in Bavaria, no idea. Nevertheless: there is no kitchen, no flooring in this calculation. There are no painting works. There are quite a few things missing that can be covered with the buffer. For Bookstar, there aren’t even people who earn less than 100,000. He probably doesn’t even see them. So, a lot is doable, but not this calculation where quite a bit is already missing. You can’t close your eyes to that Outdoor facilities (splash protection is necessary, terrace too! Driveway and carport not. Kitchen is necessary! Painting works and flooring too! If there is short-time work due to corona, you can take a noose, if the neighbor wants the fence, i.e. your duty to sue, too. And then the question: where to get a plot within the limit of 130,000? What do you do if the soil survey requires an additional cost of 15,000-20,000?
