That’s not true as a generalization. "Reasonably habitable" can be interpreted very broadly depending on one’s expectations.

No one is saying that either. Almost every general contractor does it this way, except those who ask for a lot of money from the start! At the beginning, you simply don't know what level of equipment will suffice or not! The descriptions of the construction services always sound good at first. It only becomes problematic or expensive once you have signed and then realize that you need 50 more sockets and that a wall should be moved or there is more excavation work, etc.

Moreover, you can only choose a standard floor plan once you have a plot of land and know what is possible and what is not! Before that, it makes absolutely no sense.

Buffers of 30,000 have been calculated and then eventual items are also covered, including sockets. With 40,000 the additional construction costs are also above average. At least they are above the necessary additional construction costs in cheap building land in Lower Saxony. Whether that is enough in Bavaria, no idea. Nevertheless: there is no kitchen, no flooring in this calculation. There are no painting works. There are quite a few things missing that can be covered with the buffer. For Bookstar, there aren’t even people who earn less than 100,000. He probably doesn’t even see them. So, a lot is doable, but not this calculation where quite a bit is already missing. You can’t close your eyes to that Outdoor facilities (splash protection is necessary, terrace too! Driveway and carport not. Kitchen is necessary! Painting works and flooring too! If there is short-time work due to corona, you can take a noose, if the neighbor wants the fence, i.e. your duty to sue, too. And then the question: where to get a plot within the limit of 130,000? What do you do if the soil survey requires an additional cost of 15,000-20,000?

But unfortunately they exist, but I don't think anyone should have to work for less than 100,000 euros. It is exploitation!

I started my front yard the other day. Just the basalt cost me 1,000€, plus a few little things that also cost another 200€ without plants. And let's be honest, that was already the cheapest option.

But on the topic, yes, 40k for ancillary construction costs is considerable. But I personally find 30k€ as a reserve for upgrades ““and““ buffer to be too little. Nobody takes the standard if it is not absolutely necessary!
