Isn't Gaston rather a small dog? I see here a development plan that limits the garage to 7m depth, attached to the neighbor’s, in a separate building window; and two and a half meter contour lines; so a lot of moss is needed for the planned plateau to the house and around it. The WC covers too many steps – but since the garage has to be set apart anyway, it can also go to the location of the airlock. Whether it will be three-quarters of a million, I don’t know, but the terrain modeling could already cost the basement more than just the water.

So let's get to the point.

What budget is available for the house construction (all in including earthworks, development, construction, outdoor facilities, etc.) excluding the plot? That’s actually the approach one should take. Build according to budget and not choose an architecture and hope to squeeze the costs into the budget. That doesn’t work.

I do not understand the slope right now, meaning its orientation, but I understand even less why one would equip the rooms in a basement with apparent exposed orientation with patio doors and only want to use them as hobby and storage space. Why not a livable basement with a smaller main house? Something has already been said about the budget. I see it similarly and would have also assumed 3500€/sqm plus additional costs. And I also have to agree that I wonder about discussing the budget when considering the glossy catalog villa, which is very extravagant, meaning expensive, where a 100,000-200,000€ difference in construction costs should not be significant. The shell and equipment do not fit well together. Apparently, the plot is fully developed if everything is on the property. For the utility lines on the property to the house, you have to pay the connection fees anyway.

To better recognize something like this? 102/49 would be the interesting plot. 102/48 would also be possible.

As I said. This is just a rough draft. The 90 m2 single-story is set. Then the children’s room and office go into the basement. We just have to do that first. Not officially name it like that. It depends on the development plan.

The big windows look down the slope into the open nature. That has its charm and, of course, its price.

Yes, I couldn't identify the street like that. So you have a north-facing slope?!

With the incidental construction costs and outdoor facilities or just purely for the house?
I am wondering if SW stands for saddle and hip roof… if so, then a flat or shed roof will not be possible.

No. That is a west-facing slope.




Completely with incidental costs and outdoor facilities.
There are already several shed roofs there. There are no restrictions at all and the building inquiry for the bungalow has already been approved.
