And where do these numbers come from now?

Land is okay... then there are purchase incidental costs,
Then show me a homebuilder who builds ready to move in.
Well, and otherwise these numbers have nothing in common with the calculations of the users here.

These are prices. Man oh man.

If I didn't have a house yet, but would like to live in one and own one long-term, I would rent a hut now and continue to save my capital. Then in a few years, when the hype is over, I would strike.

25k for a terrace roof
2000k per sqm for a hut
25k for a carport
5k for a trash can cover
5k for an entrance door

That is all too greedy for me personally at the moment.

Yes, you can also lose sight of the reason for building a single-family house. Our aluminum carport is not ugly and serves its purpose for about 4000€. Our 10000€ garage has a gray sectional door and also has a storage room behind it. A nice terrace roof can be had without an awning for 5000€. My goodness, I already sound like , our cheapskate.

That has nothing to do with [Sparfuchs]. You can still get the prices you mentioned. You just have to be persistent enough and not accept completely unrealistic prices like a deer caught in the headlights.

Rough summary:

House:
Planner: 8,300 euros
Surveyor: 2,000 euros
Ordnance survey: 400 euros
Building permit: 1,200 euros
Structural engineer: 1,000 euros
Land development: 10,250 euros
Kitchen: 10,000 euros
Construction electricity: 700 euros
Construction water: 500 euros
Shell construction (foundation slab / intermediate ceiling / masonry / windows / screed / interior plaster / drywall): 80,000 euros
Electrical installation: 7,500 euros
Heating/plumbing: 18,000 euros
Quarter-turn staircase: 3,000
Tiler: 5,000 euros

Subtotal: 145,150 euros

Performed with own work:
Construction of roof truss: 3,700
Wood for roof truss: 1,800 euros
Roof tiles: 4,100 euros
Painter / floor laying / interior doors: 6,500 euros

Subtotal: 16,100 euros

Total sum: 161,250 euros

Outdoor facilities: 140 sqm paved for 9,000 euros

Garage (5.5m x 6m) + carport (3.5m x 6m) self-built: approx. 10,000 euros + 1,750 euros sectional door

Wooden terrace roof, self-built (approx. 5m x 4m): 2,000 euros

Wooden garden shed, self-built (approx. 3.20 x 4.80 meters) for approx. 2,500 euros (wood, materials, roofing felt, welding membrane, etc.).

60 meters chain-link fence with foundation self-installed: 700 euros

20 meters rod mat fence self-installed + intermediate pillars self-built: 800 euros

4m cantilever electric sliding gate + gate 1m x 1m: 3,400 euros

Outdoor facilities: 30,450 euros
