Everything should be included in the 400k. Including incidental construction costs and a new kitchen + bathroom furniture The rest of the household will move in for now. The price with you sounds like a real bargain. Are those the pure construction costs?

If the numbers are correct, you are better off than many other home builders. From this, I would deduce that your fears are exaggerated.

However, I can well understand that you feel under pressure with the combination of a child, house building, and debts.

Keep your head up! Watch yourself. If the feeling persists, it might not be a bad idea to seek professional help. But it could also be temporary, and in two weeks more sunshine might shine on your mood again.

What the hell are you so scared of? You have a condominium, spend 800(!!) euros on groceries, and are panicking... As long as there isn’t a 5 in front of the construction costs, I would be as relaxed as your husband. And please don’t believe that you can build an almost 200 sqm house for 250k!

Yes, the numbers read great so far. Of course, the phase of building a house is initially exhausting, but salaries will also rise eventually, daycare fees will disappear... the financial situation will improve.

Is the fear really coming from the financial side, or rather from the amount of work done by oneself? If the house is not finished and parental leave ends, and possibly the childcare does not work well, that can also lead to extremely high stress.

In terms of the ratio of installments to income, you still have room for improvement. If the money is not enough, you can also refinance and pay, for example, €1600 per month. Absolutely no reason to panic here.

What you should do, however, is regularly check the calculation to see if you have any deviations and to what extent they eat up the buffer. Then you can take care of it in time by either reducing the costs or initiating the appropriate refinancing.

Kitchen and bathroom can, in an emergency, also serve as a buffer. I can understand the worries, but they are essentially luxury worries. Added to that is the whole uncertain time we have been in for quite a while. That also affects our mood and makes it harder to have a positive outlook on the future.
