We do not have a development plan here. Only the fencing is regulated. You are not allowed to install a fence with 100% privacy screening, so no concrete fence, and the height is also specified. We decided on the following (see picture). Honestly, I find all that not so bad, since in return we were allowed to design the house freely, as there are no regulations/development plan here.

I don’t pay much for my place. Just looking at the land prices in other federal states, we’re building a bargain house. Also, when I look at the average living space in the forum, with 138 sqm we are building rather a small house. For that, a lot is done ourselves. Others put up 180 - 200 sqm houses, but the outdoor facilities aren’t finished for years.

About doing everything yourself. Firstly, if everyone did everything themselves, many companies would already be bankrupt. Secondly, I prefer working rather than doing things on the house that I can’t do. The garden will be demanding enough work.

You list the prices and then something like this comes up. It’s always a sender-receiver “problem.”

Cardinal mistake. Soil survey comes before purchasing the property. Although the finding that it was once a gravel pit doesn’t require any external appointment, that is already clear from the files. The property probably was almost free of charge for that reason.

But yes, soil is a risk. After that, cost explosions are more likely caused by builders who are never satisfied.

Chain link is also not a privacy screen and according to your statement, it is forbidden. I find that quite bad, because fences like the ones you put up can hardly be made by yourself anymore. And that really costs.

Well, you can also make wooden fences, those should be doable for people skilled in crafts.

Yes, wooden fences certainly work, but they require maintenance.
I find such regulations unfortunate and unnecessary. They reduce variety and cause unnecessary costs.
