That perfectly sums up our impression in two sentences. :) I take away the most common points of criticism here that really a lot of space is taken up by the hallways and the rooms are relatively small in relation to the total area. We will think about that again. Of course, that is something we were aware of - and I believe one reason why my husband is so enthusiastic about it, because the average new build in Australia is around 230m². I think we will still take another look at what other architects put on paper with our requirements.

I really like the clear main structure of the design! What I don't like so much are the inserted rooms like the bathroom and utility room, as they make the entrance to the rooms cramped. The children's rooms would be too small for the size of the house, and a second bathroom would be great. But I really like the concept itself! I'm curious to see how it will ultimately turn out.

I find the children's rooms much too small in relation to the total area. Even the hobby room is larger, although you "only" play computer games there. I would equip the office to be correspondingly convertible, since presumably both are never needed at the same time.

Oh yes, I forgot to mention that in the lower bathroom – since it’s so elongated anyway – we would also plan to have a shower. I had written in our requirements that we don’t necessarily need a shower in the guest toilet because I didn’t want to allocate extra space for that. But if the room allows it, then of course there will be a shower. That would also be practical, right next to the fitness room.

I don’t see the ratio of children’s rooms to hobby rooms as that strict. I distinguish between communal rooms and personal rooms. The children’s room belongs to the child, alone. Just like the master bedroom belongs to us. But the hobby room and fitness are mid-term family rooms for us. The kids won’t be excluded there once they reach an age where they can be trusted with collectibles without tearing everything to shreds. ;) Overall, I don’t see a need for huge children’s rooms. I believe my childhood room was much smaller than what is planned here. In relation to the total area of the house, though, I can understand the criticism.

Hobby room without natural light was and is desired (see initial post). Office with little natural light was also desired. But I’m still thinking about that. The problem is: we work there, so we spend a lot of time there -> don’t know if little natural light is ideal for that. On the other hand, in the office in our current house we have 3 windows, so a lot of natural light, and a big part of the time that is pretty annoying. The sun is constantly glaring somewhere, reflections on the screen, and the blinds are practically half closed all year round.

Wow, that is a statement :) Even 190 sqm seems very spacious to me nowadays. Please make sure to review the cost aspect again. The current times are simply not comparable to the time of your construction.

Come on, here a 220 sqm house on a slope + 93 sqm two-story garage extension (within the thermal envelope) is being built for €500k. That's manageable. For €1,500/sqm for the house and €1,250/sqm for the extension + additional construction costs of €50k, that easily works nowadays... *irony off* And I'll get beaten up if I say in the construction cost thread that you can also have your serially produced 120 sqm terraced house built for €300k + a little extra including the land... :rolleyes:
