How many sqm is that? 250? With this building structure? Who builds that for under 500,000?? Sign immediately... ;) I wouldn't like the proportions. Over 60sqm of corridors, just under 60sqm of usable areas and not even 50sqm of open space? Guest room, hobby, fitness, office, dressing room... I would combine quite a few things.

I feel the same way - somehow I think that out of over 200m² of living space (apart from storage rooms/garage/hobby), not much has really been made of it.

Extremely large hallway area, strange layouts (I also find the guest WC totally weird), too small living area in relation to the total living area. I also do not find the kitchen particularly well planned.

Children's rooms and bathroom are very small (always compared to the total area of the house).

I actually find the floor plan unsuccessful - but of course, it’s a matter of taste!

If your husband, unlike Mrs. Jahnke’s, lives indoors all year round, considering his housing wishes is probably not exaggerated :)

To avoid comparing apples and oranges, I wouldn’t set stricter conditions for them than for the other construction company. A budget framework should always be included, though.

I think it will be a nice house (and I’m looking forward to the views).

The floor plan is unnecessarily wasteful and not limited to the essentials.

...and I really like it except for a few small things (kitchen peninsula, size of children's room, ...).

If you really manage to get it done at that price, you've hit the jackpot :)

I also tend to agree with the rather critical voices. Very large and wasteful with space. Fitness room without windows? The second workstation in the office also gets hardly any light. Separate hobby room without light. The sequence of doors in the garage basement is just a minor detail; however, I would omit the mini hallway here and use the technical room as a passageway. In the kitchen, I would extend the countertop up to the column and extend the column over the entire depth of the countertop. Then it will no longer appear as a freestanding post but as a finish.

I would also critically review the construction costs again, especially since you have already started . You are coming to about ~2000€/sqm including the basement and the basement garage. Even if we partially exclude the garage... that's very cheap.

And to pick up on the topic of storage space from the other thread... you now have 30sqm of storage rooms in the garage, but you can only get to the bicycles if a car is moved or you go out through the front door with the bike.

Do not underestimate the ancillary construction costs. You now have a slope

Our wall structure slope = gravel, insulation, waterproof concrete, furring strips to create an installation level, drywall panels
Surcharge compared to a normal wall somewhere around 15-20 k
Structural engineer wanted thicker floor slab, thicker base slab, lots of reinforcement + 25 k
Prices 2017/2018 11m house length ground class 5/6

For you, there is still slope stabilization and excavation disposal (a buddy paid 20 k in 2018) plus possibly additional costs with the projections and recesses

Outdoor area retaining wall + earthworks are not comparable price-wise to level plots.

Whether you want to hear it or not, give yourself some room in the budget and generously at that.
