House Construction 2.0 - First Floor Plan Draft

In my thread here I am talking about house costs.

And that exactly seems to have been overlooked by one or another here!

I also haven't read anywhere that the additional construction costs are included in the 500k, or the kitchen, or anything else..

Everything that personally caught my attention has already been said about the floor plan as well.

Therefore: you know how it works and you will manage it!

But you have read that the construction costs for the entire hut (220 sqm living space + 95 sqm extension) are still below 1,600€/sqm (are the incidental construction costs included, even below 1,500€)? My clients don't even build social housing in the middle of nowhere for that price.

Or you calculate 450,000/220 + 50,000 for the garage and then get square meter costs over 2k. Of course, you can also include an unheated garage as living space and thus push the square meter price down so much that you can get all worked up about it on the internet, that works too. Your choice. :)

Please clarify the points I mentioned to you. They really threw us off because the buffer had already evaporated before the groundbreaking, and our buddy had already spent his buffer when he realized I have a huge pile of excavation in the garden that somehow needs to go away.

If you reduce the hallway, make sure the entrance doesn't disappear completely. The openness and spaciousness there are good. The view from the parcel service goes straight to the window towards the garden, and guests are also guided from the entrance to the window and down the stairs there.

Or their budget is higher than they want us to know. :)

Yes, Kati is such a smart person, I'm sure she has won big on "Who Wants to Be a Millionaire?" or something like that. And then she wrote a program together with her husband that only nerds can write, which can predict the lottery numbers. That's also why there are so few windows and the blinds are almost always down, so that no one can look at the screen from outside and "steal" the program. ;-) Congratulations dear Kati. ;-)

50,000 for the garage

So that's €50k = €526 for a two-story garage with 95sqm built into the slope, within the thermal envelope and in the same building structure as the house (at least that's what the drawing looks like). What kind of world are you living in? I'm not getting upset, just want to save you from a nasty awakening.
That leaves a slim €2,050 for the house.
