But... there’s no wall next to it, right!? There’s just a small support? Those extra 20cm don’t really make a difference or whatever.

Edit: I just can’t get my head around it right now and I find it kind of cute, because it feels a bit misguided... why do I force myself through a 60cm passage and even find it practical, when 17.5cm next to it there’s a 2m passage.

With all your enthusiasm for this floor plan, I don't believe it can be implemented even close to 500k. The basemented garage alone costs around 100k. (Two years ago, we had one offered separately, which was 70k and not within the thermal envelope). And then almost 60 sqm of hallway. And you really both sit in the home office all day on 12 sqm? And if I understand correctly, you also spend a lot of time gaming there in your free time?

I didn’t make up the prices, and I don’t want to discuss them further here. The office size also bothered me a bit. However, our current house’s office is even smaller, and it doesn’t bother us. I also wouldn’t necessarily know what else I would want to put in the office besides the hardware and some storage space for paperwork and files.

That is of course a matter of personal taste. For me, that would be too small for a main living room and - especially with this design - too unspectacular. I would probably take the guest room upstairs - and alone ;)

Oops .. I stopped adding up at 230 sqm. With the budget, I can’t imagine that it will work.

Basically, I find the floor plan quite appealing, but I think that compared to many other houses, the storage room is taken to the extreme here ;). The hallway wastes a lot of space. I would also find a second bathroom sensible, since there is also a guest room there. What I really don’t like, however, is that all rooms on the ground floor have this entry stub.

Office .. two people in 12 sqm .. I would rather choose 2x8 sqm. When I think about my calls and such, I don’t want a second person in the office, since I also indulge in the luxury of conferencing without a headset. (Otherwise the tinnitus becomes unbearable).

Fitness=2. Office plus guest room plus hobby room plus 2x kids’ rooms is already a lot, not to say luxury ;).

It’s not your first house, so you will know what you need. I only find the hallways spacious. The rest is okay, but somehow also very compartmentalized for 230 sqm.
