The place blows the budget completely senselessly. Therefore, I can’t warm up to it. Most of it has already been said. I would like to add that my first thought was why doesn’t the office swap with the much nicer garden storage room? Or even better, the master bedroom moves there so that there is more space upstairs. Then I immediately wondered why these galactic ancillary rooms are all insulated and how sensible it is to heat the garden shovel? That the storage room is bigger than the kitchen also confuses me. Ultimately, it seems to me that the washing machine’s water disposal goes right through the living room. But that could probably be solved somehow. Conclusion: Trash.

I once had a holiday job where I rearranged an archive. Being in the basement all day is terrible and I definitely wouldn’t do that as a permanent solution. Even if computer scientists are creatures of the dark. In my opinion, there should be at least a second window, but that would probably require a light well.
Is the plan actually oriented north? I haven’t found anything about that.


In front of or behind the sink? Unfortunately the room isn’t dimensioned, but if you place the shower where the sink is now, where will you put the sink? The door is drawn almost up to the wall, so I assume a depth of about a meter. Deducting half a meter for the sink and it gets tight.
I really don’t see an additional shower in that narrow room.

And a note, you wrote that the rate is close to your comfort zone. I would take another critical look at it in view of the general inflation.

Nice floor plan. Did you discuss turning the stairs? That might possibly gain more hallway space as living area.

Add a bit more to the budget. You have a house, so there might be some more budget available?

Turning the stairs would be counterproductive, as visitors would always have to walk from the entrance up to right before the bedroom doors in order to go down the stairs to the living/dining/kitchen area.

I am completely lacking information about the property. Or did I miss something? Where is north? …I would make the column as a small wall panel. But: I also think: this is simply way too much wasted space…
