Hui,

well, others have already been grilled for smaller pipe dreams here … :) I don’t quite understand the hesitation.

It’s an interesting project, I’m keeping my fingers crossed that you manage to get it off the ground in these difficult times.

- The size? Why not! I think it’s great.
- Children’s rooms are not too small
- (too) big hallway? No, I actually think it’s cool. This way, the large hallway area can serve other purposes beyond “from one room to the next” (the kids can race around there with their bobby cars, or use it overall as a play area, or when guests come people can stay there without feeling cramped, or put a chair and bistro table as a small retreat … leave the hallway as it is, it has something!)
- Corner bathtub ->> oh no …
- I would rather make the hobby room into an office.
- The storage room could be moved into a garden shed with such a big plot.
- Guest toilet is really small

Because 500,000, especially on a slope, will not be enough. Wouldn't have been enough even a year ago.

Kati said we should ignore the price and that she had a fixed price offer …. I also believe that this is not feasible and it will remain a lift lock. Around here, something like that is built without a slope on a smaller plot for 0.9-1.1 million ….

The frequent reader here should know that with verifiable cheap (fixed) offers, quite a bit is usually added by the client. The construction service description is slimmed down by the general contractor year by year.
At least he can hardly exceed average prices that enormously.
220 sqm without garage are 660,000 according to Adam Riese sqm/3000€.
It may be that it is a cheaper area there. But definitely not 150,000 incl. double garage…

But that is one point that I just can't wrap my head around. They are not building for the first time. And a construction service description that aims to come in under 2000€/sqm, with a sloping site, with a mini bay window for the bathroom and a recess to the garage... it would have to be trimmed down so much that it would be immediately noticeable and the provider would be dropped from the selection.

And, as I said, I stopped at 230 sqm. I think it is just under 250 sqm. That will never work on a slope for 500,000. With all the slope work, etc., I think 700 to 750 thousand euros will be due.

.. yes, it may be that others here have already been torn down more. However, has been active here for a longer time now, always very open and eager to discuss, so we all probably think our words will find their way as well ;) ;).
